This fully detached one-off four bedroom family home is situated on the highly regarded Coxhill Gardens in River and was built in 1955. It has been sympathetically extended and improved by the current owners. Early viewing is very much recommended.

Internally, the property opens through the porch with cloakroom into a grand hallway with under stair storage and tiled flooring. From the ground floor of the hallway there is access to the fully refurbished kitchen, which benefits from top of the range Cooke and Lewis fitted units featuring lighting, double corner units with carousels and customised pullouts, with a Belfast sink, stainless steel range cooker plus full width glass extractor, stainless steel back splash and an alcove ideal for storage and a fridge freezer. There is also access from the kitchen to the gardens.

Also off the hall are the open plan lounge and dining room

(recently fully refurbished floor to ceiling). Lots of natural light floods in through the double glazed windows and double sliding doors to the patio area. Completing the ground floor accommodation is the fourth bedroom/third reception room, which is currently being used as a study/gym, and the garage. Indoor access to the garage is via the study. The garage is large, and contains a utility area with a sink and plumbing ideal for its current laundry use, as well as storage/worktops and a number of power points.

The stairs, recently re-fitted with quality wool carpets, lead up to the bright and spacious galleried first floor landing with access to three further good sized double bedrooms. All have pleasing views to the surrounding hills and trees.

The master bedroom and bedroom 2 also enjoy views over the rear garden. Bedroom 3 to the front of the property benefits from built-in cupboards. Also off the landing, there is a useful airing/drying cupboard currently housing the boiler.

There is a well presented family bathroom with bath and shower over and basin, as well as a separate WC.
Further benefits include a large rear garden mostly laid to lawn, but also featuring apple/pear trees, other soft fruit bushes, and raised beds. There are also two sheds, one of which is brand new. The current owners advise the large sunny garden has been ideal for family use, and would be no less perfect for pets. The front garden affords a good degree of privacy and the gravelled driveway can comfortably accommodate three cars.
Hot water/heat is provided by way of gas central heating, though the lounge also benefits from additional underfloor heating and a usable open fire. The kitchen and ground floor hallway are served by underfloor heating. There is double glazing throughout. The property also has cavity wall insulation and has had a recent loft insulation upgrade..
An appointment to view internally comes highly recommended to appreciate all that is on offer"
