"Rough Common is a highly desirable residential area on the outskirts of the City. It is especially popular with families due to being in the catchment area for the highly-regarded Blean Primary School, rated ?outstanding` by Ofsted. There are also two private schools within walking distance, St. Edmunds and Kent College as well as a number of excellent grammar and comprehensive secondary schools in Canterbury. The area is also popular with academics and lecturers who work at the University of Kent as the campus is also within walking distance. The property is located close to the Blean Woods Nature Reserve which provides miles of walking and cycling trails through stunning ancient woodland. You will also be able to access the Crab & Winkle Way, a wide family-friendly cycle path through the woods to the coastal town of Whitstable.

This versatile property has been a wonderful home for the current owner and has been lovingly maintained throughout her ownership. You enter through the front door into a light and airy hallway, to your left is a large lounge with a beautiful bay window and feature fireplace. The next door on the left takes you to the dining room which has plenty of space for a large table to fit all the family around! This has been tastefully extended to create an extra sitting room, with large skylight windows, allowing light to flood into this room, there are also French doors leading to the garden, making this a quiet spot to sit and look out over the garden. The kitchen flows nicely from this room and has a range of wall and base units, a gas oven and hob with extractor above, an integrated washing machine and space for the fridge freezer and dishwasher.

Once onto the first floor there are three good sized bedrooms which all boast built-in wardrobes. The master is to the front of the property and has a large bay window, the second is to the rear of the property and overlooks the garden and the third is a large single. The family bathroom is fully tiled and has a three-piece suite comprising of a bath with shower overhead, a low level WC and pedestal wash hand basin.

There is also a sizeable loft which could be converted to create extra bedrooms (subject to the relevant planning consents).

To the rear of the property is a beautiful and surprisingly low maintenance garden with patioed seating areas, a shed, lawned areas and mature flower beds.
There is also a purpose-built brick home office which is currently being used as an extra bedroom with en-suite shower room. This would be perfect for someone wishing to run a business from home due to it having its own separate access and being independent from the main house.

To the front of the property there is a driveway providing ample off-road parking which leads along the side of the property as well as a mature lawned front garden with shrub borders.
