"Situated within the pleasant village of Wootton, you will be truly spoilt living here. The rear garden is a haven for birds, and also backs onto the coastal footpath, which provides a short cut to the village, for local shopping.

The parade of local shops range from a butcher, chemist, and a Tesco Express, and even to a local vet and doctors close by. You may never need to venture out of Wootton again, due to the choice of facilities nearby. However if you do, you will also be near a main bus route linking together the two main principal towns of Ryde and Newport. For those wishing to commute to the mainland, you are close to the Fishbourne car ferry, which is ideal for friends and family visiting the Isle of Wight.

The property itself is very welcoming and has a lovely size 'L' shaped lounge/diner, which overlooks your rear garden. It's a very relaxing room to sit and watch the birds and pass the time of day, or to invite your friends over for a game of bridge and afternoon tea.

The present vendors have adapted their bathroom to a shower room to suit their individual need. The vendors currently have warm air heating to keep them snug in the winter, however if this is not to your taste, a quotation is available on request to install gas central heating.

Having stepped in through the front door we immediately felt at home. It's a lovely and quiet area and our neighbours are very friendly.

Having moved from South Africa, we found having warm air heating was perfect for our needs, as when arranging our large furniture we didn't have to worry about radiators and so created more space. This system has also been very efficient and warms up quickly.

We have lived here for 16 years and sadly have decided to move to the mainland to be closer to our family.
