"****SUBSTANTIAL PRICE REDUCTION, HOME REPORT AT ?52,500**** This one really breaks the mould for town centre properties and the clich?s we are about to use are absolutely warranted. Its a raised ground floor flat with privacy to front and rear and is presented in immaculate fashion throughout. This is a real find for someone entering the ladder and especially for someone downsizing for proximity to the town centre. There literally is nothing to be done other than drop down your stuff and pat yourself on the back for getting in there before the rest. First impressions are good, the common stairwell has some nifty tiling and looks well factored. The accommodation on offer within consists of reception hallway with laminate flooring and large walk in storage cupboard. The lounge is set to the front and boasts a 'quirky' open recessed area with halogen down-lights which truly adds a certain ambience to the room. There is a double window formation, traditional ceiling cornice and laminate flooring. The modern fitted kitchen is set to the rear and has quality beech effect floor and wall mounted units set upon black marble effect work surfaces with raised black ceramic wall tiled splash-back. There is also under unit lighting which adds to the upbeat vibe. There are integrated units in the form of stainless steel extractor hood, 4 ring convection hob and electric oven as well as a south facing window which makes this a bright room. The bedroom is also set to the rear and and has inbuilt mirror fronted wardrobe units and is tastefully presented in neutral colours. The bathroom seems like the perfect place to relax and has if we dare say it a luxuriant feel to it with its quality chrome finishes and attention to detail. There is a white 3 piece suite with wall mounted over bath electric shower and the walls are finished in blonde marble effect ceramic tiles which extends to the bath panel which has inset halogen spots. A wall mounted mirror sits within a tiled alcove with 2 halogen spots so there is a lot going on but it is very subtly done and the effect requires to be seen. The property has gas central heating, double glazing, security entry, communal rear gardens and communal cellar storage. reasons to view......................... This is a 'cracker' which sits head and shoulders above the competition, pound for pound this is the one that gives you quality finishes within a tight budget and a pad you will be proud to show off. Simply unpack your gear and invite the family round for the house warming as this flat is most definitely good to go. EER: D
