"This raised ground floor apartment offers the proportions of a typical west end conversion and it is presented to the market in immaculate fashion. This property is a must see which outstrips the opposition within all the categories that actually matter i.e location, outlook, room sizes, internal specification and value for money. We really like this one, it has an open outlook across Ardgowan Square towards the bowling and tennis clubs as well as enjoying a fair degree of privacy. There is also an opulent feel to it with its large rooms providing excellent social and private space as well as a thoroughly desirable location. This is perfect for growing families and especially for those looking to down size, due to its raised ground floor position, proximity to town centre amenities and substantial storage space within. The accommodation on offer consists of entrance vestibule through a solid wood storm door with patterned glass insert. The spacious reception hallway creates a great first impression which simply serves to raise your expectations as to what else lies within. There is ornate cornice work over an open archway as well as a large walk in cupboard. The lounge is set to the front and side of the property and has a substantial window formation to the front making the most of the open out look towards Ardgowan bowling and tennis clubs. There is a further window formation to the side and a living flame gas fire set within decorative marble effect surround and hearth. The lounge also boasts impressive ceiling cornice work. The large dining kitchen is set to the rear and has ample fitted floor and wall mounted storage units set upon light marble effect work surfaces with ceramic tiled splash-back. This is a great social space with loads of room for formal or social dining and with two large walk in cupboards there is plenty of scope to reconfigure. All three bedrooms are exceptionally well proportioned and beautifully presented. Bedrooms 1 and 2 are set to the side with bedroom 1 having a large walk in wardrobe / storage area. Bedroom 3 is set to the front enjoying aspects down towards Ardgowan Square and the tennis / bowling club. The bathroom has recently been refitted to an exacting standard and literally exemplifies the feeling of quality which runs through this apartment. The room consists of a white three piece suite with electric over bath wall mounted shower finished in bespoke ceramic wall tiles with decorative insets. The ceiling has a wet-wall finish with halogen spots and the flooring has contrasting ceramic floor tiles. The property has gas central heating, double glazing, security entry and communal basement storage. There are communal rear gardens which are laid mainly to lawn. Reasons to view........................ This is something a bit special, its a large apartment and its beautifully presented throughout. Its pretty obvious we like this one and bear in mind we see a lot of properties. The window formation in the lounge confirms what a nice location this is set upon with its views over the Square and the bowling club. Pound for pound this beats the west end competition hands down and is worthy of your current interest. EER: D
