SOLD SUBJECT TO CONTRACT

The house is set back off the road and is approached by a driveway with parking for 2 cars.  Photinia bushes screen the driveway from the front room.

The oak front door opens on to a light filled, spacious hallway.

There is oak wood flooring throughout the ground floor and the stairs and first floor are wool carpeted in a neutral colour; every room has radiators heated by a gas combi-boiler housed in the under stairs cupboard.

Natural light pours into the front room which with its original, 30’s, working fireplace, makes it a very comfortable second sitting room.

The back of the house has been extended into a 23 x17ft family room.  It is currently divided into three areas:  kitchen, dining and living with bi-fold doors opening  on to a sun filled (Spring – Autumn and weather  permitting!) slate tiled patio.

Upstairs are two, good sized, double bedrooms and one single room

(currently used as a music room).  The contemporary bathroom has underfloor heating; lovely for a gentle wake-up on those chilly mornings!

The garden stretches from the patio up two steps and along a central, stone and pebble path with flower/vegetable beds either side.  The lawn area is edged on one side with blackberry (laden) and raspberry bushes.  At the back of the garden is a wooden play tower with trap door, swings and climbing frame.  A further flower garden is behind with a good sized shed.  The back of the garden is screened from neighbouring gardens by trees.

The good loft space would make a great 4th bedroom, STPP, and the front room downstairs can double up as a spare bedroom without encroaching on general living space.
