Property Details

Chancellors is proud to present this seven bedroom, Grade II listed, Victorian property with period features and versatile accommodation throughout. Around a mile from the centre of Hereford.Accessed via its own private driveway which sweeps past the house and offers parking space for multiple vehicles to the side and rear, the main entrance is to the side up some steps and is sheltered by a porch with stone columns on either side. This leads into the reception hallway with wooden flooring, period staircase and access to, on the right, one of the main reception rooms, currently in use as a drawing roomlounge. With a bay window overlooking the front of the property and a window to the side, a feature fireplace with coal-effect gas fire and wooden flooring, the room shares the same characteristics as many of the rooms including ornate cornicing and picture rails. Across the hallway, another reception room could serve many purposes such as a childrenâ--s play room, home office or snug; and this has a window to the side aspect. At the end of the entrance hall, the third reception room is currently in use as a dining room and it also has a view out to the front, a feature fireplace, wood flooring and a door to a cupboard offering storage space. An inner hall offers access to the remainder of the ground floor rooms and a staircase down to the basementcellar. This features a number of separate spaces, each of which offer a variety of uses - office, gym, cinema, games room being just some examples. There is also a wine store room with original cold slab shelving. The basement offers the potential for further development (subject to the necessary permissions) with the possibility to create a separate access point from the outside and a entirely separate living area.
Back up to ground level and the inner hall and a few steps lead you down to a cloakroom, a storage cupboard and the entrance to the kitchenbreakfast room. The kitchen is presented with a range of floor and wall units, a sink with an outlook to the garden, a gas-fired AGA, space for a range cooker with hood fitted over, quarry-tiled floor, walk-in pantry, space and plumbing for a dishwasher, a door to a secondary staircase to the upper floors and space for dining table and chairs. Adjacent to the kitchen is a breakfast room with two windows looking out to the garden and the side and behind this is a utility room. This is fully fitted with multiple drawer and cupboard units, worktops and a Belfast sink and offers space and plumbing for a washing machine and tumble dryer. There is also a door to the garden. A family shower room off the split landing is complete with a double-sized shower cubicle, wc, hand basin, ceiling spotlights, tiled floor and part-tiled walls. An adjacent door opens onto another staircase and more bedrooms. The principle suite offers a feature, period fireplace, windows to the front and side, a picture rail and coving. The en-suite bathroom features a freestanding roll-top bath, corner shower cubicle, wc and hand basin as well as a vertical towel radiator. The upper floors accommodation is laid out in such a way as to make it easy for someone to live separately from the rest of the house. There are a total of seven bedrooms with two being at the very top of the house with skylights and one with access to an attic room. One has another bathroom across a landing which also offers further storage by way of an airing cupboard. The living accommodation on the upper floors is varied and plentiful and words and pictures alone could not possibly do it justice. The layout is best seen in person to fully appreciate the versatility it offers. Back outside and the driveway which leads past the house culminates in a hardstanding area with three separate timber garages. The rest of the garden is mainly laid to lawn and surrounded partly by a red brick wall and partly by fencing. There is also a shed offering yet more storage. The lawn offers the perfect spot for outside entertaining and dining and offers a view of the rear of this deceptively spacious property. With its original features, quirky layout and undeniable charm, this property stands ready for its new chapter. There are myriad options for development and for adapting the accommodation on offer to best suit your needs and its ideal location merely serves to add to its appeal. There is so much to see here and we would love to show you around. Viewing is most highly recommended.
