"This extended three bedroom detached home was constructed in the 1950's and is in need of general updating and redecoration. The property has a gas heating system

(radiators) and most of the windows are double glazed. The accommodation briefly comprises covered entrance porch with quarry tiled flooring and courtesy light, entrance hall with staircase to the first floor landing and two stained glass windows, sitting room with double glazed square bay window and a fitted gas fire set in a tiled fireplace surround. The extended dining room has double glazed sliding patio doors to the rear garden and the kitchen has a built-in larder cupboard with shelving. There is also a rear lobby with glazed door to the outside and further doors to a storeroom and w.c. On the first floor landing there is a hatch to the roof space and there are three bedrooms and bathroom with separate w.c.

The house is approached via two wrought iron gates which open into a tarmac driveway providing parking for several vehicles and there is a detached single garage. The front garden is laid to lawn with stocked flower and shrub beds and there are hedge borders. The rear garden is a particular feature of the property and measures about 210ft in length x 44ft wide and is laid mostly to lawn with a timber summerhouse, several varieties of trees, mature flower beds and hedge borders and an external water tap. The property is offered for sale with no onward chain and a prompt inspection is strongly recommended.
Situation
Pulens Lane is situated in the highly regarded village of Sheet about one mile from Petersfield town centre. Petersfield has an excellent range of shops including the Rams Walk complex, Waitrose and Tesco supermarkets, Marks & Spencer food hall and a twice weekly market held in The Square on Wednesday and Saturday. There is a main line railway station providing a service from Portsmouth to London Waterloo and excellent schools in the vicinity include Churcher's College, Bedales School and Ditcham Park School.
