"Overview

The Property
In the same family ownership since mid-1800s, Westmark forms a hamlet consisting of four farm buildings. The Farmhouse (built 1911) and former cartshed (Annexe)were part of a Victorian dairy farm. The cartshed is now a fully converted annexe with full-height entertainment space, underfloor heating and mezzanine level guest room. The Victorian granary now houses a basic kitchen, a sleeping deck and large workspace, the old buttery is now the garden office. The paddock (by separate negotiation) is now an orchard. The site offers high specification flexible family accommodation, featuring ontemporary design and also period charm. Both parts of the farm could be let separately. No chain.
The farmhouse is wood-clad on the upper floors and rendered on the ground floor. A large Indain sandstone terrace runs along the southern side, accessed via the kitchen and the sitting room. The terrace opens on to a large lawn and then on to wilder woodland garden. All the reception rooms face south and the entire hamlet has a sunny disposition.
The farmhouose front sandstone terrace features a flowering cherry tree and a well. Established vines cover all sides of the house: wisteria, Virginia creeper, climbing hydrangea and scented jasmine. An oak porch opens into a large central hall with Marmoleum tiles and central stairwell, leading on to the kitchen/breakfast room and to the other side on to the sitting room. The kitchen has a fitted Welsh dresser, original parquet flooring and french doors leading onto pergola/terrace. The marble work surface is designed for pastry-making (to keep the dough cool). The cabinets are oak. The kitchen opens on to a boot/utility room with laundry-airer at full-height. The boot/utility room has a separate WC and a door to the garden, besides which is a bedroom/study offering views over the countryside through a bulls eye window. Off the main hall via glazed french doors is the reception room with woodburner fireplace, fitted bookshelves and French doors on to the south terrace. The master bedroom, with fitted wardrobes, overlooks the sunken circular garden and copper beech tree and also the Annexe. The master bath overlooks open countryside. The double-height guest room overlooks open countryside to the south. Two further childrens rooms are interconnected. An adjacent childrens bathroom has a bath/shower (the shower is not featured in these photos). All rooms have excellent views and plenty of light. A drop-down ladder is released from the loft hatch to reach a further storage room with door and an extensive full-height loft with Velux windows. These rooms make a wonderful workspace flooded with light and served as a former office.
The annexe is a great feature at Westmark Farm. The building, fully restored in 2006, was the former cartshed. Double french doors lead onto a large double-height hall with oak flooring and oil-fired underfloor heating. At one end is an entire wall of windows reaching to its apex - and further french doors leading onto a deck with views across the countryside. There is a modern open-plan fully-equipped kitchen and a tiled wet room. A circular staircase leads to mezzanine open-plan bedroom with further skylights and bulls eye window above the bed. Beyond the kitchen area is the garage, currently carpeted and providing a very large downstairs bedroom with windows. Full-width mahogany doors open offer secure, ample car storage. The annexe and this garage/bedroom have been used for art shows, yoga classes, life drawing casses and also for general entertaining at Christmas with 12 ft Christmas tree.
The granary is on staddle stones and is fully restored with the additon of a bulls eye window at the rear of the sleeping deck. It gets plenty of light and is reached by stairs abutting a magnolia tree. There is a basic kitchen inside and its possilble to link this to the annexe via a covered or glass walkway, subject to planning.
The tile-roofed garden office is a separate building (with wired-in wifi via the farmhouse). Shelving and double french doors lead onto a rabbit-proof vegetable garden with four beds.
Outside - The entrance sweeps up via a wooden farmgate with brick walling that is part of the original barns adjacent. A gravel drive leads up past the hedge and garden office to the left and a granary to the right, continuing alongside the sunken circular garden with the barn annexe to the right and the farmhouse to the left. Parking is in a tear drop shape between the Annexe and the Farmhouse. The main garden faces south and is laid to lawn with amenity woodland beyond. A stone walkway covered with wisteria forms the flank of the house alongside the circular sunken driveway. Behind the Garden Office is a protected vegetable garden with bay tree and four raised beds. At the north side of the house is further lawn bordered by Corsican pines and the tree nursery fields beyond. To the north of the farmhouse is a rose arch leading onto the Orchard/Paddock (available by separate negotiation).
The Location - Within the South Downs National Park and just on the other side of the River Rother which delineates Westmark from Petersfield, a thriving market town with independent shops, delis and five bookshops. There is a weekly market in the Square. From the house itself it is easy to connect to a public footpath and National Trust commom land leading to Durleighmarsh Farm Shops (one mile away) which have pick-your-own fields and an very popular visiting fishmonger twice a week. There is a cafe and farm shop as well as a gym and eco-florist. It is also possible to walk to Petersfield in about 30 minutes using footpaths. Petersfield is an Historic Market Town.
The nearest village is Sheet with The Queens Head, South Harting village and Midhurst with Cowdray Estate and Polo. Goodwood with its golf and racing is 12 miles. Beyond Petersfield the nearest towns are Guildford, Chichester and Winchester. London is one hour to Waterloo (fast train) and the train is 1.8 miles from the farm.
Nearby schools include Churchers College (1 mile away), Bedales Schools (1.9m), and Highfield and Brookham Schools as well as excellent state schools and village primaries.

The lawn opposite front door features Corsican pines that bend at odd angles and form a unique panorama onto the tree nursery fields beyond. To the north of the farmhouse via a rose archway you reach a paddock/orchard (available by separate negotiation or rental). There is also an enclosed vegetable garden behind the garden office. The pergola beyond the farmhouse kitchen is covered in wisterai and is a perfect for al fresco dining.
