"Located to the south-west of Newbury in Hatt Common, a fabulous property set in just under half an acre with west facing gardens and patio. Nearby is a country pub, garage, and in neighbouring Woolton Hill a shop, primary school and doctors surgery. The property is elevated and set to the rear of the plot allowing for the potential to extend subject to planning. Sitting next to open farmland there are far reaching views from almost every window. The accommodation consists of entrance hall, cloakroom, dining room with woodburner, living room with woodburner and doors to patio, farmhouse-style kitchen/breakfast room, utility room, master bedroom with dressing room

(which could be easily converted to a fourth bedroom), two further double bedrooms, shower room and bathroom. Benefits include double glazing, detached garage and sweeping driveway.

ACCOMMODATION The front door is located to the right hand side of the house although on a day-to-day basis the current owners use the back door into a rear lobby.
