A detached, pretty cottage style house built in the 1950s and set in the charming New Forest hamlet of Norley Wood. The house sits well on a generous level plot with extensive lawned areas, terraces and well stocked mature borders. There is ample parking plus detached double garage. Norley Wood is an extremely attractive and sought after village in the New Forest National Park, being equal distance between the nearby Georgian market town of Lymington, which is famous for its internationally renowned sailing facilities and two marinas, and Brockenhurst, which offers a good local community of shops and restaurants, together with a mainline railway station with a half hourly service to London Waterloo (journey time of approximately 90 minutes).



An attractive front porch leads into the entrance hall with windows to the side, stairs to the first floor and door to the main reception room. The large living/dining room is a bright and welcoming space which faces south and has double aspect together with an inset electric stove and French doors to the front paved terrace and garden. A door from the dining area leads to the inner hall which has a cupboard and provides access to remaining ground floor rooms. The cosy kitchen/breakfast room has a walk-in storage cupboard and space for all kitchen appliances. This is a double aspect room with a door leading to the rear terrace and garden. From the inner hall a door leads to the ground floor bedroom which has a window to the side with views over the garden. The ground floor bathroom is fully tiled with windows to the rear.

The staircase and landing give access to all first floor rooms. A new boiler and water heater has been installed in the eaves at the top of the stairs. Bedroom 4, which overlooks the rear garden, is currently being used as a study. The master bedroom and bedroom 2 are lovely, bright rooms overlooking the front garden and have far reaching views over the countryside, the Solent and the Isle of Wight. An archway from the master bedroom leads to a dressing room. The family bathroom which is fully tiled completes the accommodation.



The house has a gated approach and just inside the gate is the LPG storage tank, there is a driveway and gravelled area providing generous parking, this leads to the detached double garage located to the side. The mature wrap around gardens are well screened with mature hedging. There are paved terrace areas and large lawns interspersed with mature trees, including 4 apple trees, as well as a great variety of shrubs and seasonal beds of bluebells and snowdrops. The space would allow for the house to be extended subject to all usual consents. The rear garden is a very good size and has a variety of garden sheds and a vegetable patch. A new sewage treatment plant and new drainage field have been installed. The paved terrace is ideal for relaxing and entertaining.
