"A beautifully appointed four bedroom Victorian house of great character standing in an exceptionally convenient location for the town, opposite the park and with off road parking. The house retains all of the inherent character of a building of this period with well-proportioned rooms with high ceilings and large sash windows. The generous accommodation includes an elegant sitting room with a central fireplace and a separate dining room also with a fireplace. The kitchen is fitted with a full range of cabinets and is accessed directly from the dining room. The utility room and cloakroom complete the ground floor accommodation. There are three bedrooms to the first floor and a family bathroom. A spiral staircase provides access to the fourth bedroom with two Velux windows and eaves storage. The house is full of character and provides a very comfortable home with traditional panelled internal doors with brass door furniture, exposed pine floorboards and picture rails to a number of the rooms. The property is very well-appointed throughout and also has the considerable benefit of an attractive garden to the rear with direct access to a car parking space accessed off Kingsland Road. An internal viewing is strongly recommended to fully appreciate the house, setting and garden.

Situation
The house stands in a very well established location of the town. Rack Close Road consists of mainly late Victorian and early Edwardian houses just to the west of the centre of the town within a quarter of a mile of the Butts Green and adjoining the public gardens. The historic market town of Alton has a good range of High Street shops, weekly and specialist markets, senior schools, Waitrose, further education college, Alton convent, sports centre, two outlying golf courses and mainline station to London Waterloo. The surrounding countryside provides ample opportunity for many country pursuits. The A31 provides a route to the A3 and M3 linking to London, the South Coast and beyond.

Outside
The garden is a very special feature of the property and provides an attractive setting with an area of lawn and summerhouse to the rear. A paved patio provides an ideal outside seating area. A path through the rear garden leads to the off street car parking area."
