" A Grade II listed Georgian townhouse with parking, located in the centre of the market town of Alresford. No. 30 East Street comprises two houses combined and therefore offers a generous amount of accommodation. The property has recently been refurbished to a very high standard and is presented in immaculate condition throughout. The icing on the cake is the gorgeous Folly in the garden that can be used either as guest accommodation, or as a studio/summer house.

The front door opens to a study/snug room with wooden flooring and a feature cast iron fireplace. To the right is the well-proportioned sitting room, which has similar wood flooring, a wood burning stove and a door to the rear garden. There is a cellar to the front of the house, underneath the study. A door leads through to the dining room, where there is plenty of space for a long table and chairs. The light and airy kitchen faces onto the garden and features a range of built-in appliances, a range cooker and storage units with worksurfaces. There is a cloakroom and garden store to the rear.

From the first floor landing, a door opens into the principal bedroom, which has windows to either side and its own en-suite bathroom, with a beautiful tiled floor, a stunning free-standing bath, a large linen cupboard and eaves storage. The second and third bedrooms are located at the front of the house, both having built-in wardrobes. Off the landing is the very stylish family/guest bathroom, which has a feature tile floor, a linen cupboard, large shower cubicle and twin 'his and hers' sinks.

Outside, the walled garden is south-facing and enjoys sunshine most of the day. The kitchen door opens to a small patio and onto the parking area, which is accessible from Brandy Mount. Some steps lead up to a wonderful raised garden, where there is a seating terrace with a wooden pergola and a low-maintenance 'lawned' seating area. At the top of the garden sits the gorgeous Lavender Folly, which has been completely re-furbished to provide guest or annexe accommodation. It comes complete with its own kitchenette, living room, bedroom and shower room. Alternatively it could be used as a studio or summer house.

Alresford is a beautiful Georgian town known for its variety of independent shops, restaurants and inns located in stunning surroundings on the edge of the South Downs National Park. Attractions include the Watercress steam railway, schools for infant, junior and secondary education, several churches and an active and inclusive community. The cathedral city of Winchester is about 7 miles away and there is easy access to the south coast, the midlands and London via the road network. There is also mainline rail access to London from both Winchester and Alton. Southampton airport is only about half an hour away by car.
