"A character end terrace cottage lying in a row of only 4 with extended living accommodation providing two bedrooms, sitting room with Victorian style fireplace, a spacious fitted kitchen/diner, utility room, ground floor bedroom, modern bathroom suite and two further first floor bedrooms all complemented by new double glazed leaded light effect windows. The cottages were formerly tin miners cottages originally built we believe in the 17th Century, this particular property being extended to the side and rear to provide deceptively spacious accommodation. The property enjoys its own gardens to the front and rear with an ornamental fish pond and just over the side boundary there is a public footpath providing short cut access down onto the picturesque Porth Ceriad beach. The cottage also has the benefit of its own private parking facilities on the approach to the four cottages with additional space for boat parking.

Situation    Bwlchtocyn lies some two miles from the noted seaside village of Abersoch and is a very popular residential headland and convenient for several sandy beaches, including the nearby Porth Ceriad beach. There are boat launching facilities to the Machros end of Abersoch main beach which is about 1 mile distant and a variety of excellent shopping facilities in Abersoch village itself. The cottage is approached via a private roadway shared by the few properties using the road and the majority length of this roadway has recently been tarmaced.

Concrete pathway runs to the side of the property and to the rear gardens with ornamental fish pond, steps up to a secret hideaway seating area with lovely countryside views. Two brick built storage sheds to the rear, one is a working toilet.

NOTE    To the far rear boundary there was previously a small detached 1 roomed annex with water and drainage connected. There is the potential to reinstate this with a modern unit, subject to necessary approval. N.B The next door property have a pedestrian right of way across the rear of the cottage.
