"This outstanding property comprises a detached 4-bedroomed house together with a 1-bedroomed ground floor annexe. The main family accommodation is on the upper floors and the property has the benefit of oil-fired central heating and double-glazed units. Cysgod y Coed is located in a country lane, which is a no through road, rural environment and is close to the village centre and surrounding countryside. The annexe on the ground floor is ideal as holiday let accommodation, with the owners residing on the upper floors. But the house could just as easily be used as a family home, with separate accommodation for a relative, if required. At the front of the house is an integral store with a balcony at first floor level. The double width driveway at the front of the house affords parking for several cars. This house very well presented, in excellent order and viewing is highly recommended.

Llanbedr is a largely unspoilt village with a well known local Inn, hotels and a primary school and shops. It is a popular centre for sailing and walking and lies approximately three miles south of Harlech, famous for its Plantagenant Castle, local theatre and Royal St. David's Golf links. There is a regular bus service and a rail link along the Cambrian Coastline to local towns and the Midlands. A wider range of shopping and recreational amenities can be found in Barmouth which is approximately 7 miles to the south.
