"Located in Kirkstall Road, in the Telford Park Conservation Area, this property is arranged over the ground floor of a fine, end of terrace period property. The current lay out comprises of two bedrooms and a shower room to the front of the property, a third bedroom overlooks the side return and gives access to the property's small cellar. The hallway opens onto the living room, extending to 17'11, and with a ceiling height of over 10', it is a beautifully proportioned room. The impact of the room is enhanced by a striking fireplace and ornate ceiling plasterwork. Double glass doors from the living room lead to a sun room, and a door to the side leads to the kitchen, utility room and a separate w.c. To the side of the property is a single garage which opens onto a room measuring 20'2. The southerly facing rear garden has been lovingly cared for and boasts a wealth of mature trees and shrubs. Walled to the sides and rear, it offers much for keen gardeners and sun worshippers alike. Offered with share of freehold, and no onward chain, this property is essential viewing. Kirkstall Road is part of the Telford Park Conservation Area, sought after for its residential roads of outstanding period properties laid out between1878-82. The architect was EJ Tarver, who skilfully ensured that no two of his Queen Anne style houses on the estate were identical. The Telford Park tennis club, also within the conservation area, was opened in 1880 and is the second oldest tennis club in England after Wimbledon. Transport options include Streatham Hill overland station which runs a regular service to London Bridge and Victoria, local buses which run frequently to Brixton (Victoria Line underground) and Balham Rail and Northern Line Underground.
