"This detached 'land mark' residence sits in the popular area of Rodborough. Located on a corner plot, this Edwardian house offers well-proportioned accommodation across three floors, gated private parking and mature gardens that back onto woodland. The 'butterfly-style' layout provides either dual or treble aspects to both principal reception rooms and the larger bedrooms above. There are a plethora of character features to be seen such as; the beautiful tessellated tiled floor in the delightful reception hall with under-stairs storage, stained glass windows, picture rails, cornicing, wooden floors, bay windows, high ceilings, ornate fireplaces and what is believed to be the original pantry. As a home the living space has been cleverly designed to offer versatility for any age of growing family. The drawing room is the more formal reception room which is found at the front of the property. The good sized family room opens up into the dining room, which in turn opens into the original 1950s English Rose kitchen. The utility and cloakroom are located at the rear. Upstairs the landing is a welcoming size and shape. The two largest bedrooms have either a front or side aspect, also on this level is the family bathroom and third bedroom. The top floor enjoys a large landing suitable as a teenagers den. From here there are three further rooms, the smallest one offering the potential to create a second bathroom

(subject to building regulations).

Outside
The plot is one of the largest in the road measuring a quarter of an acre which is very unusual for a town house. The enclosed grounds benefit from gated private parking and a gated pedestrian entrance. The majority of the grounds are at the rear of the property. Backing onto woodland there is a real feeling of privacy, which is enjoyed from the level lawned area and the patio. There are a variety of shrubs, trees and flower beds plus a very pretty rose arch. A detached shed (formally the garage) 18'6" x 10'6" is very useful for storage."
