"Nupend Farmhouse is an attractive and appealing detached Cotswold stone family sized home which sits on the upper outskirts of Horsley Village, with wonderful Cotswold views over the valley to Minchinhampton Common in the distance.

This traditional Grade II Listed property enjoys enclosed grounds and gardens of approximately .75 of an acre. Within the grounds, and close to the house is an impressive Cotswold stone barn which is circa 2,500sq ft and dates back to the 1800`s. Also within the grounds is drive-under parking for at least 5 cars and a garden store. There are also two points of vehicular access to the house and barn, the original is from Boscombe Lane and the other is from the road above

The property is exactly what one expects of an historic Cotswold stone farmhouse. There are many original features throughout, and the current owners present this lovely home in a traditional style with all modern comforts included. For instance all bathrooms are sleek and modern with quality fittings.

The house is full of original fireplaces, beams to ceilings, ancient panelling, feature bread oven and fitted log burners.

A walk through is as follows: entrance hall from inner garden leads to a superb farmhouse kitchen with an array of solid oak cabinets with granite work surfaces and an Aga style ?Ever Hot` range stove. This is a lovely sociable family space. To one side is the Boot Room, access to the outdoors and cloakroomwc.

At the end of the hall is the Laundry Room, equipped with cupboards, plumbing for appliances and drying space. To the side is the Music Roomreception three with outlook to the garden, off the hallway is the Dining Room with windows to either side and fireplace.

Beyond this is a charming cosy Sitting Room with original deep fireplace, log burner, and windows to both sides, making this space naturally light. To conclude the ground floor space is the Rear Hall with door out to the garden and stairs up to 1st and 2nd floors.

Upstairs on the first floor will be found three generous double bedrooms, the Master having Dressing Room and Shower Room adjacent. There is also a roomy family bathroom with bath and separate enclosed shower.

To the top floor are another two spacious bedrooms, one with ensuite, making 5 doubles in all within this little bit of Cotswold history.

The house itself has accommodation enough to suit most family needs, and the added bonus of 2,500sq ft of Cotswold Barn adjacent, which could lend itself to a variety of uses, makes this package rather unique

Horsley Village is located just outside of Nailsworth. This a vibrant, small market town with many independent shops, boutiques, eateries and a major supermarket. The town itself is pretty, friendly and is the hub for the surrounding Cotswold hill villages. The A46 from the town takes you to Bath, and Cheltenham is in the other direction via the same road. The M5 and M4 are both within reach for commuters

The neighbouring town of Stroud, a little larger than Nailsworth hosts the Nationally famous Farmers Market every Saturday. The town has a rich culture of creativity and has been voted as one of the best places in the UK to live by The Sunday Times. Stroud has all major supermarkets including Waitrose.

This whole area is awash with hidden valleys, woodland, Cotswold hillsides and National Trust common land at Minchinhampton, Rodborough and Selsley.
