"Welcome to Linden House, a detached country property that not only offers a high degree of privacy but is also perfect for those associated with the equestrian sector as the property offers grounds in excess of 4 acres, comprising formal gardens and two adjoining paddocks.

Linden House is found in the village of Staunton and is centrally located between Cheltenham, Gloucester and Malvern, all being within approximately 20 minutes drive. For day to day needs the Historic Towns of Ledbury and Tewkesbury are both within easy reach and offer a range of national and independent shops, supermarkets and leisure facilities.

Returning to the property, you approach through double opening electric gates which lead to the circular driveway which in turn continues to the detached timber framed double open fronted car port and attached double garage. Once inside, a welcoming entrance gives access to the combined utility/cloakroom and French doors lead to the impressive kitchen/breakfast room.

Moving through the property, all the principal rooms are flooded with light and are a really good size, both the living room and master bedroom are over seven metres in length and offer wonderful views over the South facing gardens and attached paddocks. The living room has a central open fireplace with wood burning stove, a vaulted ceiling and a large glass bay with French doors. The master bedroom is dual aspect with patio doors and has an array of fitted wardrobes. It is served by a modern three-piece en suite shower room.

Further rooms include the family bathroom, two further double bedrooms and a large central hallway. The final two rooms are both reception rooms; the dining room and snug. The snug which is smaller and with a more intimate feel has a fireplace with log burner sat on a raised hearth and triple aspect windows, ensuring the room is full of light. The Dining room is also triple aspect and conveniently accessed from the kitchen.
