"An imposing Grade II listed detached country residence, steeped in local history and located on the east side of the legendary Rosamunds Green. Lying within private grounds of just under an acre, this substantial and grand property has the benefit of an independent annexe. The present owner has created a delightful family home, blending modern requirements with period features. Believed to have been built in the early 17th Century with later additions, there are still two significant features from this original period: the carved panelling and decorative plastered ceiling in the sitting room/study and a turned baluster stair. Further points of interest are a tessellated floor, leaded light windows, window shutters & seats, exposed beams, stone fireplaces and in particular the coat of arms in both sitting room/study and guest bedroom. The extension is the truly magnificent garden room with its heated swimming pool. A real treat! The two bedroom annexe is a great asset as an independent unit however by simply opening an inner door it becomes part of the main house. AGENTS NOTE: Both properties have their own title deeds.

Situation
The property is located within the village of Frampton on Severn which is reputed to have the largest village green in England. The Saturday Telegraph stated on 27/10/2012 that the village is one of the prettiest in the West of England. After all, not many villages can offer a working canal system and the River Severn. Amenities include Parish Church, primary school, two public houses and Post Office/store. Excellent independent, state and grammar schools can be found within a 10 mile radius. The A38 and M5 motorway (J13) are within 2-3 miles giving access to Cheltenham, Gloucester & Bristol. On entering the grounds via a pair of electrically-operated wooden gates the drive opens up to an area for parking including a car port. The grounds sweep around the house, on all sides and are portioned off into different areas. The original front garden, with a gate leading out onto the green, has a pretty ornamental pond. The majority of the rear and side gardens are mainly laid to lawn with a superb Hungarian Pine tree governing a central position. There are also shrub and herbaceous borders, patio areas and several useful outbuildings. The Annexe's garden is completely separate and is abundantly filled with a variety of plants and shrubs.
