The well-proportioned accommodation has recently been upgraded by the current owners and comprises a pleasing entrance hall; a drawing room with bay window to front, attractive fire surround with inset gas fire and exposed timbers to floor; sitting room with two full length windows to the garden, a fireplace and exposed timbers to the floor; dining room with French doors to the garden, fireplace and exposed timbers to floor; kitchen/breakfast room with double doors to a conservatory; utility room and a cloakroom. On the first floor there are five bedrooms and two bathrooms with the principal bedroom having an en-suite and a walk-in wardrobe and both bathrooms benefitting from under-floor heating.

Situation
The property is situated in a no-through residential avenue of similar Edwardian properties in a convenient location between Lansdown Road and Queens Road. Cheltenham is a Regency town renowned for its fine architecture, national hunt racing, quality shopping and excellent schools including the nearby Dean Close, The Cheltenham Ladies' College, Cheltenham College and Pate's Grammar School as well as good local state schools.
