BOURTON-ON-THE-WATER Is one of the larger North Cotswold Villages, renowned for its beauty, with the shallow River Windrush flowing through its centre, spanned by low arch bridges and flanked by wide village greens. It has many family attractions, including Birdland, a Model Village, Motor Museum and Perfumery, and has the benefit of excellent shopping facilities, various places of worship, varied social and sporting activities, good educational facilities and regular bus services. It is some 4 miles from Stow-on-the-Wold, 8 miles from Kingham Station (Paddington about 80 minutes), 16 miles from both Cheltenham and Cirencester and 28 miles from Oxford. PERRYFIELD COURT Is a purpose built development, constructed in the mid 1970s, of eighteen chiefly one bedroom individual flats arranged around a courtyard. From the Tayler & Fletcher office, turn right proceeding along the High Street. Turn right into School Lane and following round to the left, where the parking area can be found. Proceed on foot to the courtyard area where Flat 3 is situated on the left. The accommodation, which is well presented throughout, comprises: Entrance Having sliding glazed front door Entrance Lobby With glazed window to front elevation Living Room About 14' x 11'5', with window to front elevation, night storage heater, telephone point and TV point Kitchen About 10' x 6' with range of base and wall units, single sink with drainer, electric cooker and plumbing for washing machine. Bedroom About 11'7' x 11'8', a double bedroom with night storage heater, having curtains and blinds. Bathroom With window to back elevation, low level W.C, pedestal wash hand basin, tiled splash back and tiled shelving behind the sink into window sill, shower cubicle and bath. OUTSIDE A communal seating area with benches and space for plant tubs, one allocated parking space and communal outside drying area. SERVICES Mains electricity, water and drainage are connected. Telephone subject to BT transfer regulations. RESTRICTIONS Regrettably No Smokers, Pets, Children or DHSS. COUNCIL TAX Band 'B' amount for 2014/2015: ?1,166.44 payable to Cotswold District Council. RENT ?495 per calendar month to include annual maintenance charge. Excludes water, council tax, electricity and telephone charges. SECURITY DEPOSIT A security deposit of ?743 (payable to Tayler & Fletcher) is payable at the commencement of the Tenancy. This will be invested on the Tenant's behalf into a Client Monies Account with Lloyds at Moreton and will be refunded at the termination of the Tenancy, upon production by the Tenant to the Landlord's Agents of proof of payment of all final service accounts, Council Tax charges etc. The Agents reserve the right to deduct there from charges in respect of outstanding accounts, dilapidations etc. If any.
