Situated near the centre of the ever popular village of Mynydd Isa, with its convenient parade of various shops and highly respected schools this is the perfect family home. Tastefully decorated throughout, equipped to a very high standard and with great attention to detail this home really does stand out as something special.

Standing behind attractive wrought iron fencing, painted black with gold detailing, the gates open to reveal an immaculately laid driveway with decorative gravelled areas to the front and offering parking for at least three cars. To the side of the home a drive leads through wooden gates towards the detached garage and offers further parking space before we even utilise the garage.

There is a brick porch around the front door, with its decorative glass inserts. The porch is glazed to both sides and has a light coloured wood laminate floor. An inner door puts us into the wood floored hallway with the stairs to the left with the expected under-stair storage cupboard, while to the right is the door into the lounge.

This is a good sized room with a large picture window to the front and a very attractive fireplace with an electric living flame effect fire. I suspect this is largely for visual appeal as the gas combi powered central heating will keep you snug on the coldest of nights without any help, but it does look comforting.

To the rear of the home, this room narrows slightly as we come into the dining room, though not enough to detract from it in any way. There is still easily enough space for a full sized dining table and a sideboard before the double French doors lead us out into the conservatory.
This looks newly constructed, with a mainly brick wall giving privacy from the immediate neighbours, with glass to the other two sides. A ceramic tiled floor gives a practical and in this weather pleasantly cool surface to walk on, while to the side is another set of French doors out onto the raised decking.
This surrounds the whole conservatory, dropping down a step to the front where we find a delightful sun trap. This is a sitting area perfect for enjoying a summer BBQ or a relaxing glass or three to sooth away the cares of the day. A pleasant surprise comes in the far reaching view across to Moel Famau; although why it should be a surprise I don?t know when you consider the address?..

Another step leads down to the larger than expected lawn with its rabbit hotel and movement activated lighting. An example of how well thought out this home is, comes in the placement of small LED lights along the leading edges of the decking steps, which not only look attractive but prevent slips and trips in the gathering twilight as the BBQ winds down.

Moving back indoors to the kitchen, we find a real delight. From the black ceramic floor tiles to the immaculate wooden units this is pure class. Featuring integrated fridge, freezer, washing machine and dish washer beneath the worktops. There is an electric hob with extractor hood and separate tower fan oven along with storage galore.

Upstairs to the landing, there is a window to the side giving all the light your could need while the bedrooms follow the classic 3 bed semi layout. To the front is the typical third bedroom. Typical in that it is small and compromised by the stair well but as its current occupant will testify, makes a perfectly good room for a teenaged boy.

Beside this is the master bedroom. This is a good sized, light and airy room thanks to its large picture window to the front. It easily accommodates a huge free standing wardrobe along with the double bed and twin bedside tables. Next comes the rear bedroom. This is of similar size, currently containing two single beds, twin chests of drawers and leaving enough free floor space to satisfy the needs of two growing lads in comfort.

Finally we find the bathroom, and what a find this is. Featuring ceramic tiles throughout, both floor and ceiling and containing a vertically mounted heated towel rail/radiator, a modern contemporary hand basin, lavatory and a shaped bath with glass screen and a mains power shower over. This is fed from the 6 year old combi boiler which feeds the central heating and is the subject of a British Gas maintenance contract that also covers its annual service.
