"This spacious semi-detached villa is positioned in an excellent location within a popular residential area of St Andrews but within a very easy walk or drive of the town centre with its university, shops, bars, restaurants, beaches, golf courses etc. It is also conveniently located for access to the local primary and secondary schools, leisure centre and East Sands beach. The property is presented in good order though would benefit from some modernisation and so offers excellent potential for adding value. It benefits from gas fired central heating backed up with sealed unit double glazing throughout. The front door opens into a large vestibule which provides storage space under the stairs and then a further door opens into the hall. At ground floor level is the lounge/dining room, the kitchen and the shower room. The lounge is a spacious room to the front of the property with built in shelved alcoves with cupboards below. It has a laminate floor and a door opens to the kitchen. This is positioned to the rear of the property. It is well fitted with wall and floor units and a door opens to the rear vestibule where there is a large storage cupboard housing the boiler. The shower room at this level is accessed from the hall and equipped with a w.c and sink, and a modern shower cubicle fitted with wet walls and electric shower. Upstairs are the bedrooms and the w.c. Two bedrooms are spacious double rooms both with built in cupboards and fitted wardrobes. A further bedroom is found to the rear of the property also with a fitted wardrobe.
