"This spacious semi-detached villa is positioned in a quiet cul-de-sac in a residential area of St Andrews and is within easy access of the town centre with all of its amenities including university, shops, bars, restaurants etc. The property has an HMO licence for 3 persons with tenants signed up until 8th August 2017 and is currently achieving ?1,116 per calendar month. This would therefore make an ideal buy to let. The property benefits from gas fired central heating backed up with sealed unit double glazing throughout. Entrance to the property is through the front door leading to the hallway which gives access to the downstairs accommodation and to the stairway. The lounge is a well proportioned room to the front of the property with a large picture window to the front overlooking the pretty gardens, and a further window to the side. A door opens to the dining kitchen, which is to the rear and well fitted with an abundance of wall and floor storage units. There is space for a dining table and chairs and there is a large pantry. A door opens from here into the conservatory. The conservatory is large enough for dining furniture or lounge chairs and is fitted with power, light and heating. A door opens here to the garden. Also at ground floor level is bedroom one and the bathroom. The bedroom is to the rear and is a generous double with a built in wardrobe.
