"This spacious semi-detached bungalow has been extended into the roof space to form a generously proportioned family home. It is situated towards the end of a quiet residential street with almost no passing traffic, in the popular village of Guardbridge. It is within walking distance of local amenities including primary school, shops, pub and the railway station at Leuchars, and ideally situated for commuting to a large number of centres including St Andrews, Dundee, Cupar and further afield via the mainline railway station.
Number 35 has been the subject of a programme of renovations and extensions which makes best use of the space creating a superb and generously proportioned family home, offering the standards and condition of a modern house within a traditional 1920s property with all its charm and character. It benefits from gas fired central heating backed up with sealed unit double glazing throughout. The entrance opens into a vestibule where a further door opens into the hall, giving access to all downstairs accommodation and to the stairs which lead to the upper level.
