"This is a beautiful detached villa, enjoying a peaceful rural location in the attractive hamlet of Lathones, only 5 miles from the world famous university and golf town of St Andrews. It is less than one mile from the village of Largoward with its primary school and village pub, and the picturesque fishing villages and beaches of the East Neuk are an easy drive away. It has beautiful countryside views in all directions. The property is accessed by way of a long drive, leading to only three houses, and so is set far back from the road. It is in superb decorative order, constructed only 5 years ago by Oakland Developments and has been thoughtfully and stylishly designed. It benefits from oil fired central heating backed up with sealed unit double glazing throughout. On the ground floor, the reception hall leads to all downstairs accommodation, with lovely oak flooring fitted throughout the public rooms. The large and beautiful lounge/dining room extends the full width of the house, with picture window at one end and patio doors offering lovely views at the other. There is a log burning stove which efficiently helps to heat the rest of the house. The kitchen is excellently fitted with wall and floor storage units, with Walnut hardwood worktops, integrated fridge freezer and dishwasher and Rangemaster dual fuel range cooker.
