"This superb semi-detached villa is situated in a prime position in St Monans close to the harbour and all local amenities and yet set just back from the main thoroughfare providing a peaceful and tranquil location. The property is only 15 years old and so has benefit of all the modern building regulations and yet is in keeping with the local surroundings and traditional buildings of the conservation area. The accommodation is laid out over three storeys and thoughtfully designed with some beautiful finishes. It is presented in immaculate decorative order and benefits from gas fired central heating backed up with sealed unit double glazing throughout. Entrance to the property is via Rose Street where a door opens to the hall which gives access to accommodation on this level and stairs to the lower and upper levels. The kitchen is located here and is well fitted with attractive wall and floor storage units, integrated oven and gas hob and finished with a light oak real wood floor. There is space for a breakfasting table by the window looking out onto the street. Also at this level is a cloakroom equipped with a w.c and sink and bedroom three which is currently used as a dining room. It has dual aspect windows providing an abundance of natural light. At the lower level is the beautiful lounge. This is beautifully finished with high ceilings and a wooden floor, fitted with a generous store cupboard. Patio doors open to the garden and provide a bright and airy atmosphere. At the upper level are the two bedrooms and the family bathroom. Bedroom one has south facing windows and bedroom two is fitted with a wall of built in wardrobes with mirror fronted sliding doors. The bathroom is equipped with a three piece white suite comprising bath with over bath shower and screen, a w.c and sink. It is well presented and extensively tiled. The property has pretty gardens to the south of the building accessed from the patio doors to the lounge and also via a gate to the side. It is fully enclosed and laid out with paving for ease of maintenance with pretty potted plants. Elevated from the street this offers a surprising degree of privacy and is a delightful sun trap. A path leads around the side of the house to the side garden which is laid to stone chips and provides another seating area. It is separated from the street by a wall and a gate gives access to the street. Adjacent to this is a further area of land which provides parking for one vehicle and a further parking space is accessed from the street below. Rose Street is positioned on the famous and popular Fife Coastal Path and is only moments from the sea and the harbour. St Monans itself is a thriving fishing village with shops, restaurants, a well regarded primary school and a veterinary surgery. It is one of a string of pretty fishing villages along the East Neuk of Fife. It is within a commutable distance of larger centres such as St Andrews with its university, beaches, golf courses etc and Glenrothes, Kirkcaldy and is only about 44 miles from Edinburgh. The property would be ideal as both a holiday home or for a permanent residence and an early viewing is recommended.
