"A refurbished and extended detached residence set within a no through road and being only 0.3 miles of Grange Hill Station. The sitting room has a parquet floor and provides a room to escape to, to read a book or watch that favourite television programme away from the hustle and bustle of the family. This room has a front aspect via a bay window and a fireplace with stained glass windows to either side. Doors provide access to the study/playroom which is open plan to an inner hall/utility area and the family living room. The 29'1 x 10'5 family living room is a great space for entertaining and for the family to be together. There is tiled flooring to this room and to the kitchen/diner, study/playroom, inner hall/utility area and entrance hall. A further feature of this area is the bi-fold doors that open the room to the garden giving a sense of one continued space. Adjoining this room is the kitchen/diner which is equally as impressive in size measuring 27'8 x 9'11 the owner is prepared to fit a certain level of kitchen however, should the buyer want a superior kitchen this can be installed between exchange and completion at an additional cost. To the first floor are four bedrooms one of which is bedroom one with en-suite dressing area with fitted wardrobes that leads to a dressing room again with wardrobes and affords access to the en-suite shower room with tiled floor. The second bedroom features a vaulted ceiling of 11'3 in height, a family bathroom with tiled floor is also located to this floor. To the second floor is a further bedroom with an en-suite bathroom and tiled floor. We would imagine that the teenager of the household would make a claim to this room. A point worth noting is that all the tiled areas within the home have underfloor heating. To the exterior there is a laid to grass garden and the owners have built a timber summer house that measures 23'4 x 8'2 and would make an ideal games room. Whilst to the front is a block paved entrance edged by corner walls and leading to a shingle laid area for off street parking being flanked by railway sleeper walls.

What the Owner says:

"It was the road that attracted us to the home", explains Julie. "It is a nice wide road and it is also a no through road which appealed to us". Julie continues, "another benefit is that the property is only 0.3 miles from Grange Hill Station which means you can walk to the station within about 5 minutes and be in central London within approximately a 40 minute journey". Andrew explains, "the property was extremely dated but this did not phase us as we could see the potential to create a home to our own requirements. We have improved the property by way of a single and double storey extension together with a loft conversion and general refurbishment". Both Julie and Andrew explain "their favourite area in the property is the living room and adjoining kitchen/diner which will be the heart and hub of the house and provides a great space for family get togethers and entertaining which was something we particularly wanted". Julie continues, "whilst still in the process of completing the works our plans have now changed and we will be staying in our existing home. Whilst I am sure the new owners will appreciate this home, myself and Andrew are disappointed that we will not be able to enjoy the accommodation we created to our own requirements.
