"Description    It is easy to say why the current owners purchased this property, the home is situated right in the heart of the village centre and has wonderful picturesque views of the church and graveyard. The property itself has a lovely character to it, both internally and externally. The property is approached by a pathway leading to the original front door, although the side door is mainly used. Through the front door is a living room with part exposed brick wall and open fireplace with bay window to the front, taking in the views of the church. Through to the dining room, there is a fireplace that has been blocked off, but subject to checks, could be reinstated if required. An inner hall takes you through into the kitchen, a door leading to the side access and to the rear garden. The kitchen has recently been refurbished by the current owners and is stylish and contemporary with no expensive spared, with an integrated oven and hob, etc.

.    The room, having been an extension approximately 15 years ago, has got a triple aspect. Stairs lead from the dining room to the first floor landing. The bathroom has a WC and wash hand basin with a window to the rear. The master bedroom, with an original cast iron fireplace, has a window overlooking the church and stripped wood flooring. Back to the landing, the stairs lead up to the second floor, where there are two further bedrooms. These bedrooms were changed from being one room, to two, by the previous owner and could be put back to one bigger bedroom, if so required. The current vendors however, have found that having the top bedroom overlooking the church, has been ideal as being used as a study, as can be an ideal back drop for those moments of inspiration.

Outside    Unlike many of the properties in Church Street, the property benefits from a decent size garden and has been landscaped by the current owners, who are keen gardeners and have nurtured a garden to their liking. The garden has mainly been designed with various flower beds and borders with a rural English garden theme and also, there are a few manageable vegetable plots. There is also a greenhouse adjacent to the property that shall be left by the owners and is ideal to nip out too and collect your tomatoes. There is also a small garden to the front of the property, giving an attractive frontage to this home and is laid out again with an English garden theme.

Situation    Located in the picturesque Church Street, in the centre of the village overlooking the parish church and literally within yards of other amenities including a range of shops, which cater for most day-to-day needs. The village also has a primary school. Tunbridge Wells shopping centre is approximately 10 miles and there are mainline railway stations at Wadhurst, Stonegate and Etchingham with regular commuter services to London's Charing Cross/Cannon Street. There is a Community College and Comprehensive School at Wadhurst, which is approximately four miles. The A21 is less than three miles, which gives vehicular access to the coast, London, the M25 and other major road networks. Bewl Water is within two miles, which offers a range of water sports and other recreational sporting facilities.
