"A charming detached Victorian lodge set on a circa 0.4 acre plot most conveniently situated within about 400 yards of the town centre.

This delightful home is believed to date from 1895 and to have been the gatekeeper's cottage for the old Belmont Estate. There are currently only two bedrooms, however planning permission was granted in 2003 to add two further bedrooms and another bathroom but this has now lapsed. The property unusually comes with a huge six car garage and workshop.

The Location
The property is situated on the western side of the town, just outside the conservation area and within about 400 yards of the facilities of the town centre. Uckfield offers a host of shops, two supermarkets, banks, restaurants and public houses, cinema, several primary schools, Community College and Leisure Centre with swimming pool. The rail station provides services to London Victoria and London Bridge from about 75 minutes.

The A22 by-passes Uckfield, linking with the A26 and the A272 to provide access to many surrounding towns and the main road/motorway network, with Gatwick Airport about 26 miles. The town is surrounded by open countryside and just to the north is the Ashdown Forest; at about 6,500 acres it is the largest free public access open space in the South East and a venue for many leisure pursuits.

The Property
This charming individual home carries a plaque suggesting its date of construction as 1895 and local records show that it was the gatekeeper's lodge to the former Belmont Estate that dominated the western side of the town at that time.
