"An impressive Grade II listed country house situated in a lovely rural but not isolated position, and only two miles from Buxted rail station. The circa 3.5 acre plot includes attractive landscaped gardens, a swimming pool and a 1.9 acre paddock. Unusually the property comes with two annexes, so there are almost infinite options for separate suites, a home office or possibly holiday letting, subject to consent. The main house offers 5 bedrooms, 3 bathrooms and 5 reception rooms.
This delightful home superbly blends the inherent character of the building with its exposed beams, Inglenook fireplaces and latch doors with the contemporary bathroom and shower suites and stunning high gloss and stainless steel kitchen/ breakfast room.

The Property
This fascinating Grade II listed property is believed to date from the 17th century but with later additions. There are primarily brick elevations relieved by upper tile hanging under a clay tiled roof. In recent years it has been extended, comprehensively updated and alterations made to create effectively two annexes, one attached to the main house and one detached and just a few paces away. With 5,238 sq.ft. of overall accommodation available here the options for coping with changing family needs are almost endless.

The gardens are delightful, beautifully landscaped and offer a high degree of seclusion. There are numerous sitting areas to follow the sun throughout the day and to enjoy this wildlife haven that centres around the lovely pond with decked jetty. The location is slightly elevated so there are views over the paddock and adjoining farmland and woodland. The swimming pool is tucked away towards the rear of the garden, along with a summerhouse and changing cabin.

The Location
The property is situated in a country lane just to the east of the village of Framfield, which has a picturesque church, public house, primary school, ladies hairdressers and a garage (workshop).

The town of Uckfield is about 2.5 miles to the west and offers a comprehensive range of shops, two supermarkets (including Waitrose), banks, pubs, restaurants, cinema, library, Community College, leisure centre with swimming pool and rail station with services to London Victoria and London Bridge. The nearest rail station is in the village of Buxted, about 2 miles to the north, where commuter services on the same line are from just over an hour direct to London Bridge.

The nearby A22 gives access to the surrounding area with the larger towns of Brighton, Lewes, Haywards Heath, East Grinstead, Tunbridge Wells and Eastbourne all within about 20 miles and Gatwick Airport about 27 miles.

The area is well served by both state and private schools and is particularly well off for golf courses, including the East Sussex National, Piltdown and Royal Ashdown. The 6500 acres of the Ashdown Forest is a few miles to the north and offers a wide range of outdoor pursuits including horse riding, by permit. The world famous Glyndebourne Opera House is situated just to the east of Lewes, about 10 miles distant.
