"An exceptional Georgian style family home, set within the Ashdown Forest area.

Description

Lions Gate is a bespoke new home dating from 2017, designed in the Georgian style with a quality specification both inside and out. The traditional style elevations are all finished in Flemish bond brickwork with large painted sash windows and cast iron rainwater goods.

Inside, the well proportioned rooms benefit from traditional features including ceiling mouldings, deep skirting boards and a fine Chesney s marble fireplace in the sitting room fitted with a wood burning stove. The main entrance hall is fitted with limestone flooring which extends through to the impressive kitchen dining family room, and has been designed with a wonderful, traditional style turn staircase which rises up centrally through the house to the two floors above.

The kitchen is by Martin Moore with stone worktops, a large island unit and extensive cupboards and drawers, as well as display cabinets. This is focused around an electric three oven Aga, plus a conventional Miele oven and Siemens hot plate. There are also integrated Miele fridge and freezers plus a wine fridge and a dishwasher. The bath and shower rooms are equally well appointed, as are the fitted wardrobes in various bedrooms.

The house is triple glazed featuring sash style windows and enjoying mobile app controlled underfloor heating on the ground and first floor, with radiators to the top floor. Also, the security includes mobile app controlled cameras and an alarm system.

Outside, to the front, the house is set back from the road with an electric, gated drive leading to a wide turning and parking area. To the rear, there is a superb southerly terrace accessible from the kitchen and sitting room, running the full width of the house and overlooking the garden, with extensive, secure under croft storage, including the plant room for the central heating. There are a generous number of outbuildings supporting the house, including the detached garage block with two open bays, with lockable workshop to the ground floor and staircase to a studio room above. Location

Lions Gate is located in the historic Ashdown Forest area, known as the home of Winnie the Pooh and one of the largest free public spaces in the South East, with its stunning scenery, bridleways and superb walks. This ancient area of open heathland is the highest sandy ridge top in the High Weald National Landscape.

Crowborough approximately 4.5 miles away enjoys a good selection of supermarkets, including Waitrose and there are a selection of caf s, restaurants, Boots chemist, hairdressers and barbers, pubs and a variety of independent shops. The town benefits from a Leisure Centre and private golf at The Beacon Golf Course.

Royal Tunbridge Wells is an historic spa town located about thirty miles south of London and approximately 11.3 miles from Lions Gate. The town offers excellent cultural, leisure and shopping attractions including many caf s, restaurants including The Ivy, Thackerays, Old Fish Market, Essence, The Warren,.There are two theatres locally at The Assembly Halls and Trinity Theatre, together with the newly rejuvenated civic centre, The Amelia Scott. Tunbridge Wells High Street is linked by the delightful Chapel Place walkway to the historic Pantiles, known for its charming Georgian colonnade and summer Jazz festivals, food and craft markets.

There are excellent local schools in the area, both state and private and of particular note, there is good access to Holmewood House preparatory school in Langton Green approximately 9.9 miles . Other schools include Brambletye Boarding Day School, Cumnor House and Ardingly. Public schools on from here include Tonbridge and Sevenoaks to the north and Mayfield and Upper Dicker, Eastbourne and Brighton, to the south.

Rail services run on Southern Rail from Jarvis Brook approximately 5.3 miles and from South East Trains from Tunbridge Wells approximately 11.3 miles , offering good alternative services into London.
