"In our opinion Milton Street Barn is a fine and beautiful example of a Grade II listed beamed Sussex barn. Understood to date from the mid 17th Century (TBV) and increasingly rarely available this particularly sympathetic conversion incorporates the full renovation of the original milking parlour and further additions to the property. Totalling approximately 2779 sq ft (TBV) architectural features synonymous with the Sussex Barn have been retained and restored. The internal spaces boast an array of exposed beams and vaulted ceilings and are presented with style, charm and character throughout. In the refurbishment and restoration of existing features a philosophy of truth to material is evident in the exposed brickwork and beams, flint detailing and elm floor-boards. The use of reclaimed materials works in synergy with the original materials used to construct the barn and the modern conveniences which have been added, creating a welcome sense of the juxtaposition of the barn's past and present. This four double bedroom Grade II listed barn offers beautifully presented living accommodation of generous proportions. From the windows views of the unspoilt Downland of the hamlet give a reassuring sense of the semi-rural location. At the heart of the property the magnificent, vaulted open plan living/kitchen/dining room of 45 ft x 28 ft is an impressive space warmed by a wood burning stove offering all that should be expected of a barn of this calibre. Reclaimed timber work surfaces and a quarry tiled floor have been used within the bespoke, hand-made elm kitchen which incorporates a useful larder cupboard and space for appliances. We have been advised that the elm floor-boards and work surfaces were reclaimed from the village Elm felled in the 1987 hurricane. From the living area a timber staircase with wrought iron handrail leads to a 15 ft galleried study/sitting room with a vaulted ceiling. The accommodation further comprises in brief; utility/boot room with a stable door providing access to the gardens, a family wet room, an additional 31 ft reception room and three double bedrooms (two of which benefit from their own en suite facility). The 16 ft master bedroom has a galleried balcony and an en suite shower room with a glazed roof. Agent's note: we understand that the former milking parlour to the side provides added flexibility for the use of an annexe, subject to the relevant planning consents and permissions (TBV). Milton Street Barn is approached via double wooden entrance gates which lead to a slate shingle laid parking area providing off street parking for two vehicles, beyond which is the delightful walled garden. The garden, in our opinion, has been attractively landscaped by the current owners and is predominantly laid to lawn with some well stocked flowerbeds and specimen trees. Furthermore there is a brick laid courtyard adjacent to the property, a flag stone paved seating area, a vegetable patch and raised beds created from reclaimed railway sleepers and brick and flint walls. The front garden is laid to lawn with lavender to the borders of the pathway leading to the front door. Agent's note II: Energy Efficiency Rating D. Viewings are highly recommended to appreciate this rare opportunity and are strictly by appointment with Lewes Estates.
