"A rarely available semi detached period residence situated in a prominent, elevated position within the favoured and highly desirable Wallands area enjoying views to the front in part over Lewes townscape and Castle towards the South Downs in the distance. Offered with the added benefit of a detached garage and considered to be in good decorative order, this four double bedroom, three reception room family home of approximately 1448 sq ft (TBV) provides accommodation which is particularly light and bright and is situated on what is widely considered to be one of Lewes' premier roads. Internally a number of features are to be found throughout and briefly include sash windows, panelled internal doors, picture rails and ceiling cornicing in part and a working fireplace in the living room. The property further benefits from white bathroom suites and gas central heating throughout. The entrance hall gives access to the principal accommodation which includes a 14 ft living room with a squared bay window to the front affording an abundance of natural light and views over Lewes. Further reception space is offered by way of a 12 ft dining room with double doors opening to the rear garden and a 10 ft breakfast room with fitted cupboards. The accommodation to the ground floor also comprises in brief; kitchen with a range of fitted units and access to the side and rear of the property, lobby with side access and a fitted bench, utility room with space for appliances and a fully tiled wet room. Stairs ascend from the entrance hall to the first floor where there is a 16 ft master bedroom with a window to the front aspect comprised of three sash windows enjoying elevated views over the town towards the Castle and the South Downs in the distance. There are also two further double bedrooms (both with fitted bedroom furniture), a family bathroom and a separate cloakroom on the first floor and an additional 16 ft bedroom occupies the second floor and has a fitted wardrobe, eaves storage and a hatch to the loft. Externally the mature rear garden is, in our opinion, beautifully maintained and includes a paved patio area which wraps around the rear and sides of the property. Sweeping steps lead up to the remainder of the garden which is mostly laid to lawn with a summerhouse and well-stocked flowerbeds. To the front there is an established garden and a detached garage opposite the house. Agent's note: Energy Efficiency Rating D. Viewings are highly recommended to appreciate this superbly located Lewes property and are strictly by appointment with Lewes Estates.
