"CREATE YOUR DREAM COUNTRY HOME. A quarter of a mile down a no-through country lane, this well maintained but dated, detached two bedroom house has 8 acres of woodland, a 3 acre paddock and 1 acre garden.

LOCATION, LOCATION, LOCATION.

A quarter of a mile down a little used but adopted, no-through country lane, then up a long drive, you will discover this hidden gem. Built in the Edwardian style and meticulously maintained for several decades. The house offers outstanding potential for general updating and extension, or even to start again with your own 'Grand Design'. With a total of 12 acres woodland, paddock and garden, there are no immediate neighbours nor footpaths over the property.

Maynards Green is a small village with an outstanding Primary School and direct access to the Cuckoo Trail, a wonderful traffic-free nature for walkers, cyclists and horse riders alike. The larger village of Horam is just over a mile, with a range of local shops, small supermarket, doctors, dentist and vets. Heathfield High Street is only 2.5 miles and offers an extensive range of shops and amenities.

A central hall is flanked by the cosy sitting room, which has a bay window and fireplace with wood burner and the dining room which has a most attractive fireplace, also with log burner. The kitchen has a solid fuel Rayburn that also provides domestic hot water, with a large scullery which has a double oven, hob, space for the usual appliances and an oil fired boiler supplying central heating and hot water. There is also an outside 'gardeners' WC.

On the first floor are two double bedrooms, both with fitted wardrobes and enjoying rural outlooks, together with a large bathroom.

At the top of the driveway is a parking area and a detached garage. There is also a large 'Nissan' style workshop (formerly a granary), timber stable, shed and summerhouse. The garden area extends to about 1 acre and is mostly laid to lawn with flower and shrub beds and many specimen plants. The 3-acre paddock is fence enclosed, whilst the natural deciduous 'bluebell' woodland is a haven for wildlife and extends to about 8 acres, with former tree house and zip wire.
