"A beautiful and substantial period home located in a sought after residential location. Close to Preston Park and Brighton station this fabulous family home is arranged over four storeys and benefits from a mature south facing garden. Early viewing advisable.

The main entrance to the house is on the raised ground floor, where you will find an elegant reception space, that has been created from the original front and back living rooms on this floor. At the front of the house, the living room has original coving and a bay window with three sashes. The windows have been removed and reconditioned with double glazing added. The focal point of this room is a Mors Squirrel, dual fuel, wood burning stove. The original floorboards have been exposed and painted, and these run through to the back area of the room; there are also period style cast iron radiators. In addition to the cast iron radiators in this room, most of the remaining radiators in the house have been replaced with stylish column radiators. This room has wonderful high ceilings, over 2.5 metres, and is spacious and light. The kitchen and separate dining room are both on the lower ground floor with views onto the garden. In the kitchen, there is space for a five burner gas stove and an American style fridge. There is also an integrated Bosch dishwasher and space and plumbing for a washing machine. The lower ground floor can be accessed directly from outside the front of the house, through a lovely door with stained glass panels. Outside this door, there is storage space in what was originally the coal bunker. On the lower ground floor at the front of the house is a generous double bedroom with a bay window to the front and a lovely, working fireplace, with decorative tiles, set in a cast iron insert. There is a wooden surround and mantle, within which is set an oval mirror. Two further doubles are to be found on the first floor of the house; they both have fireplace surrounds and are well proportioned. The front bedroom has a bay window which looks out onto a beautiful horse chestnut tree on the opposite side of the road. The main bedroom is on the top floor, into the eaves, with Velux windows on the front and rear pitch, and an ensuite shower room. The main bathroom has a stone tiled floor and the sink has a marble surround. The free standing bath has ball and claw feet and there is a separate shower cubicle. There is an additional separate WC next to the bathroom. The entire back elevation of the house has been externally insulated to improve energy efficiency.

Ditchling Rise is a short stroll from Preston Park, which has large open spaces, a children s playground, tennis courts, a velodrome and two places to grab a coffee and a bite to eat the Rotunda Caf or the Chalet Caf . The Duke of York s Picturehouse, Brighton s much loved independent cinema, is moments away at Preston Circus, screening a huge variety of films throughout the week. A short stroll down London Road will bring you to the vibrant Open Market which is home to independent shops, artist s studios and plaza traders with stalls selling handmade arts and crafts, delicious food and much more. There are great local pubs and restaurants including the Open House, Signalman, Jolly Brewer, Preston Park Tavern and the Roundhill, all close by, to name but a few! The Roundhill is notable as it has an entirely vegan kitchen, serving award winning plant based meals. The property is ideally located for commuters, as Brighton Mainline station is a short walk away with direct services to London Bridge and Victoria, which arrive in London in less than an hour. Even closer is London Road station with services to Lewes and beyond. Several bus routes run close by including the 5, 5A and 5B which will take you straight into town. Downs Infant and Junior schools are just around the corner, both rated outstanding by Ofsted. The house is in catchment for the extremely popular Dorothy Stringer and Varndean secondary schools.
