"A substantial Grade II listed Cotswold Stone village property, occupying an elevated position on the outskirts of the popular village of Uley. With deeds dating back to the 17th Century the property offers a great deal of historic character and spectacular retained period features. The property has been well cared for for many years by the current owners.

Set in a generous southerly facing plot of approximately 1 3 acre the property offers a pleasant outlook to both the front and the rear, with well proportioned accommodation across three floors. There are four principal reception rooms in addition to a large kitchen diner. A highlight is the 18th century formal drawing room with stunning retained shutters and panelling, a fireplace framed by beautifully maintained pilasters, and a gilded shell cupboard. The drawing room is complimented by a similarly proportioned, cosy basement snug TV room with a log burning stove. The dining room has a wonderful outlook over the garden from two sash windows with window seating as well as an attractive feature fireplace. Adjoining the kitchen is a light filled dual aspect garden room with double doors leading onto the patio and a stylish stone fireplace inset with a further cast iron stove.

The 27 kitchen breakfast family room is a convivial space with a cast iron range, wooden panelling, built in storage and a good range of contemporary units and quality work surfaces. The kitchen has doors connecting it with the garden room and patio area. The kitchen s adjoining utility room is a useful space with plenty of storage and space for laundry appliances.

The entrance hall is a wonderful space in its own right, with parquet flooring, an exposed stone fireplace and an original door leading onto the garden. The house also features a distinctive yew tree topiary, meeting guests at the entrance of the main garden path to the front door. Doors lead from the entrance hallway to the drawing room and snug, with a further door into a cloakroom shower room WC, and a corridor to further accommodation.

The six spacious bedrooms are configured across the upper floors with characterful half landings and mezzanine floors. The family bathroom has a bath and a large walk in shower, while a further shower room serves two of the bedrooms which offer excellent annexe potential. Central to these bedrooms is a glorious galleried library landing currently home to a grand piano.

Outside the property has a generous southerly facing expanse of level lawn with mature planting and a box lined pathway connecting the pedestrian gate with the front door. Accessed from the rear via a shared driveway which serves just three properties there is a gravelled area with parking for multiple vehicles and a wonderful large timber clad coach house with an integral garage with huge potential for conversion subject to obtaining the required permissions and consents . In addition to the main garden there is a glorious Mediterranean style courtyard garden adjoining the kitchen, and a further area of lawn alongside the coach house.

This wonderful home has been improved, maintained and well loved by the current owners but now requires a degree of maintenance.

Uley, positioned in a stunning valley on the Cotswold escarpment boasts wonderful views to all sides; of particular note is the Uley Bury, an Iron Age hill fort sat above the village which commands views over the Severn Vale.
