"Staggering valley views can be enjoyed from this detached village residence which was built in the early 2000s by Pye Homes. Sitting at the end of a private road this house backs onto farmland. The present owner purchased a section of a field from the local farmer increasing the whole plot to 0.364 acres. The select development of only six executive houses sits near the popular village primary school, playing fields and church. A perfect setting for a family home. As illustrated on the floor plan the accommodation comprises: on the ground floor a welcoming entrance hall, 22' living room with stone hearth and gas fire inset, conservatory with French doors opening onto the rear garden, separate dining room or children's play room, kitchen/breakfast room enjoying a fabulous open aspect and fitted with an Aga, plus utility and cloakroom. Upstairs there is a master bedroom with ensuite and fitted wardrobes, 3 further bedrooms, one of which is currently utilised as a home office. In addition there is a family bathroom. Agents Note: There are two titles.

Situation
North Nibley is a rural village lying between the market towns of Dursley & Wotton-under-Edge. It is the "probable" birthplace of William Tyndale who translated the New Testament into English. The Tyndale Monument stands on Nibley Knoll just outside the village on the Cotswold Way. The shop has been run by volunteers since 2001 and the Church of England Primary School was rated good by Ofsted in 2014. "Nibley", the friendliest music festival, takes place in July 2015 and the Black Horse Inn offers real ales, foods and B+B. Bristol 22 miles, Bath 25 miles, Cheltenham 26 miles, Tetbury 11 miles.

Outside
To the front of the house there is an open plan garden with flower beds and shrubs, a small area of verge opposite plus a section of the private lane also belongs. Double wooden gates lead onto a parking area giving access to the paddock and the double garage (this is attached to a neighbours garage). At the side is a patio placed perfectly to take in the rural setting. This leads to the landscaped rear garden. Even though not large, most has been made of its position by several seating areas installed in specially chosen spots. There is a lawned area and flower borders. Between the garden and the extra piece of agricultural land is a post and rail fence. This small paddock is enclosed and has several hedges. Property Ref: STR150201"
