"A rare and wonderful family home. 5 double bedrooms, 3 reception rooms, double garage plus off road parking for at least 6 cars, kitchen plus utility room, lots of storage, large private South West facing back garden with summerhouse all on a huge plot of over 10000 square feet in Lower Parkstone.



The family have lived here for 21 years and brought up 4 boys but are now downsizing-this is a rare opportunity.

Down the front drive guarded by a magnificent oak tree where the plot is 33 metres wide. There is parking for at least 6 cars plus a double garage, or of course to keep a boat or a caravan. You can access the back garden via gates to both the left and right hand side of the property.

In through the front door of the house, the property has a great flow and planning to it. From the hall to the left, is the main living room with sliding patio doors out to the decking and the back garden. Towards the end of the living room there are double doors to the dining room, which has double French doors again onto the decking. At primary level there are also local independent schools: Bournemouth Collegiate and Buckholme Towers. There are also local bus collection points for Dumpton, Canford, Bryanston and Clayesmore.

For fun, it is a walk down to Whitecliff Park right on the edge of the harbour, to teach the children how to ride their bikes, or take the dog for a walk. There is strong junior football scene in the park, a play area and an skate park.
Poole Harbour is the 2nd largest natural harbour in the world and haven to all sizes of boats. You will probably see from the photographs that the owners are boat enthusiasts. The harbour is also a UK hub for kitesurfing and windsurfing. Even if you don't take part it is a magnificent spectacle to sit on Evening Hill and watch them.

The area has a strong cycling community, particularly over on the Purbeck Hills. And Dorset's Jurassic Coast is a destination for walkers.

Or on lazier days, the famous beaches of Sandbanks are close at hand.

You are spoilt for eateries and nightlife. You can walk into Ashley Cross which is a lovely community, both family friendly and for entertainment and food. On the green, there are regular events: Don't miss the famous 'Party in the Park' and 'Grooves on the Green'. Other 'must do's' while you live here: Regular visits to Mark Bennett's Patisserie, the local award winning artisan baker and the best sausage rolls in the universe. A Friday night out at Mr Kyps, famous locally for great tribute bands. A Sunday morning breakfast at The Bateau. And a special event meal at the OX with a drink first at the Bermuda Triangle.

All over there are wonderful places to eat: Koh Noi Thai Tapas in Lilliput, The Cliff in Canford Cliffs Village, or for very special, the Rick Stein restaurant on the harbour's edge in Sandbanks.

And of course there is work. Less than 5 minutes walk away is Parkstone railway station with direct routes to London and Manchester(and after a long days work, you can always sneak into The Cow which is 20 yards from the station for a deserved pint).

By car you are just over 2 miles from the Wessex Way and at least dual carriageway to the New Forest, Southampton and the UK motorway network.

Bus routes to Poole and Bournemouth are excellent from Ashley Cross.

The area has also become a significant employer in the South of England with headquarters of Sunseeker Marine, the RNLI, Barclays International, Merlin Entertainments, LV, Vitality and JP Morgan.

For work/holidays ferries from Poole go to France and the Channel islands. And Bournemouth International Airport is the fastest growing in the UK.
