SITUATION AND AMENITIES The property is situated on the favoured western side of the picturesque coastal town of Lyme Regis, on Ware Lane considered to be the Premier location in Lyme Regis, is only minutes away from the harbour with its famous and ancient Cobb, sandy beaches and the town centre with its growing artistic community. There is a wide range of shopping and leisure facilities including: Sailing, diving, fishing, golf, and bowls all nearby. Lyme Regis also has a theatre and a cinema and is well served by several medical and dental practises, a well-known secondary school and is within easy reach of the renowned Colyton Grammar School. To the north is the market town of Axminster (6 miles) with a wider range of facilities along with a railway station on the London Waterloo line. There are international airports at Exeter (25 miles) and Bristol (60 miles). The renowned South West Coastal Path runs nearby offering immediate access to superb walks to both Lyme and its centre and through the wooded Undercliff with its bluebell woods. ACCOMODATION Combestone is a charming detached period home which, despite its character charms, has avoided being listed. The property is of Victorian origins with later additions, most recently by the current owners in 2005, when an extensive programme of renovation was carried out at the same time. The result is a fantastic combination of period charm combined with all the convenience of modern living. The property is of painted render elevations beneath a thatched roof and has been finished to an extremely high standard. The 2005 additions have really added to the flexibility of this unique home, the accommodation now comprising, entrance hall with solid oak floor and stained glass window, drawing room which in-turn is semi-open plan to the stunning Amdega conservatory (built in 2005) which has a natural slate floor and custom fitted Amdega blinds. In addition there is a formal dining room which could also make a fantastic study and a sitting room with a fireplace with open grate and a limestone surround. Both the dining and sitting room have original wood floors. There is a kitchen/breakfast room with Rational kitchen, a German design featuring beach lined units with Miele and Neff integrated appliances including dishwasher, oven, microwave, integrated fridge freezer and five ring hob with extractor hood above. There is space in the kitchen for a table and chairs. Also on the ground floor is an inner hall giving access to the cloak room and to the right of the entrance hall is a study/bedroom four, beyond which lies a large utility room with a fully tiled floor and space for a washing machine and tumble dryer. Adjacent to this is a useful store room; this could be knocked through to increase the size of the study/bedroom 4. On the first floor is a guest suite with a well-appointed en-suite bathroom, a third double bedroom and family bathroom and of particular note is the master suite with a purpose built dressing room and en-suite shower room having a one metre square shower with Aqualiser shower and external controls. OUTSIDE Combestone is approached from the lane via a drive way which sweeps up to the side of the house, at the bottom end of which is a detached garage with light and power connected. The gardens total approximately half an acre with formal lawns, well planted borders with an array of mature shrubs trees and flowers that include a weeping willow, pond with water feature, recently constructed a gazebo ideal for alfresco entertaining and barbecuing, of particular note is a decked roof terrace with access directly from the garden which is ideally positioned to enjoy the views.
