"A FORMER BOAT HOUSE NOW CONVERTED TO A UNIQUE GROUND FLOOR APARTMENT ABOUT HALF A MILE FROM THE TOWN CENTRE AND SEAFRONT

Originally used as a large boat store, The Old Boathouse was converted some years ago into a spacious self-contained ground floor studio apartment situated within a block of purpose-built flats constructed in the 1980’s.

The versatile accommodation is currently laid out in a ‘quirky’ style comprising an open plan living/kitchen/dining room area, shower room and separate WC and a mezzanine bed deck and raised living area which make full use of the unusually high ceilings and views over the countryside through floor to ceiling windows.

Stud partitions currently form the majority of the layout and these could be potentially altered or removed in order to create more or less accommodation as required.

The apartment would make an excellent primary or second home however, it is equally well-suited as a letting investment on an assured shorthold basis. We understand that holiday letting is not permitted.

The property is set back from the road occupying an elevated position about 1/2 mile from the town centre and seafront. Lyme Regis is a picturesque coastal town noted for its many character buildings, centuries old Cobb Harbour and unspoilt surrounding countryside. The town centre provides good shopping facilities for day to day needs and the larger centres of Taunton and Exeter are both about 28 miles away. There is a main line railway station at Axminster (6 miles inland). In Lyme Regis there is also a sailing club, bowls, golf course, theatre and numerous local societies.

The town is situated on the beautiful and unspoilt Devon and Dorset ‘Jurassic Coast’ awarded World Heritage Site status by UNESCO in December 2001.
