SITUATION AND AMENITIES The Old School House is situated in the picturesque village of Swyre which nestles amidst the rolling West Dorset hills in the Bride Valley close to the World Heritage Jurassic Coast. The village sits between Bridport and Abbotsbury along one of the most breathtaking coastal stretches with good access to Chesil beach at the nearby West Bexington and along the coast. Swyre has a pretty village church and the nearby village of Puncknowle has a friendly public house and well utilised village hall. Modbury Farm Shop and Caf? can provide much more than a local pint of milk and further amenities can be found at Burton Bradstock which has a petrol station, post office, church, a well regarded school and a charming beach side caf?. Bridport lies six miles to the west and offers a quirky artisan atmosphere with a good range of local shops and eateries. Bridports' mainstream amenities include restaurants and hotels, a cinema, art centre and leisure centre, supermarkets, a museum, a health centre and a number of excellent primary schools and secondary schooling. Further along the coast lies the larger conurbation of Weymouth which is hosting the 2012 Olympic waterside games and like the County Town of Dorchester, which is also nearby, has a regular rail services to London Waterloo and further west. The area is 'well catered for' with regards to bus links, the smaller villages having regular services that can link up with the Weymouth to Exeter route. DESCRIPTION This attractive former School House dates back to 1850 and is set in a prime level position within the village. This spacious five bedroom home is of stone elevations beneath a slate roof and was sympathetically renovated and extended in the 1940's creating a charming family home with an attached annexe. The generous annexe is ideal for accommodating extended family or creating revenue potential. This space could also be reconfigured back into the main house; already having previous internal access, which would create an extensive family home that combined with the land and setting would be perfect for recreating the 'good life'. OUTSIDE The Old School House is approached from the lane via a wrought iron pedestrian gate which leads to a path to the front door. Further access can be gained via double gates which sweep past the garden leading to an extensive driving and parking area which in turn leads to the substantial detached outbuilding with a double garage and workshop measuring 21' 08 ft x 21'09 ft, single garage measuring 21'68 ft x 9'07 ft and a studio above measuring 31'02 ft x 9'04 ft. To one side of the parking area, enclosed by a stone wall, is a small paddock area with a separate stone outbuilding. A gate leads from the parking area through a stone wall to the principle formal garden of The Old School House which is laid to level lawn and is interspersed with borders of mature shrubs trees and flower beds. This follows through to a further patio area with views overlooking the open countryside. Beyond lies the second paddock area with a large timber outbuilding and to the rear of the main house and the separate cottage are two individual courtyards. The grounds total .6 of an acre. VIEWING Strictly by appointment only through Bridport Stags, call 01308 428000. SERVICES Mains water, drainage and electricity. Oil fired central heating. Web Find 51593 DIRECTIONAL NOTE From our Bridport office on South Street proceed south to the crown roundabout and take the B3157 coastal road towards Weymouth. Proceed through Burton Bradstock and continue to Swyre. On entering the village turn left just before the Bull Inn onto Bull Lane passing a farm. The Old School House can be found soon after on the left hand side.
