The Dwelling Built originally in 1903, this individual property was built as a Gentleman s residence complete with working servant call bells in each of the principal rooms. In addition to the many character features of the property, which include brace and ledge doors, a lovely herringbone tiled floor, a classic fireplace, exposed ceiling beams, a fine staircase, window seats and settles, the property is of course beautifully positioned within walking distance of all of Bridport town s many amenities, complete with that most sought after town centre commodity, parking.

Accommodation The accommodation is simply laid out with a central entrance hallway with a cloakroom. The most formal room is the sitting room that centres on a recessed inglenook style fireplace equipped with a woodburning stove with built in settles either side. To one end, a door leads through to a garden room that faces south which itself has double doors onto the gardens behind. The daytime living is carried out in a large kitchen dining room which stretches much of the length of the house with a dining area to one end and a kitchen area to the other. The kitchen area is equipped with a comprehensive range of built in handmade cupboards and topped by marble work surfaces with integral appliances that include an electric oven and a gas hob. On the south side there are double doors onto the garden while to one side an archway leads through to a utility area with an original larder and space for a fridge freezer.

Upstairs there are three good bedrooms, the principal of which has an ensuite bathroom equipped with both a bath and a shower and has a lovely bay window to one end that looks over the countryside beyond the town. The second bedroom has an ensuite shower room while the third bedroom is currently organised as a study. The property has gas fired central heating and is double glazed throughout with some triple glazing, with many of the windows having been replaced in a period style during the last 10 years.

Outside To the front of the property a pedestrian gateway gives way to the front door while to the right hand side there is a vehicular access which swings around into a driveway that provides parking and turning for two cars. To one corner there is a substantial timber workshop equipped with light and power with a secondary timber garden shed. The gardens are a particular feature of the property with a substantial paved terrace accessed off the kitchen that makes an ideal entertaining area during the summer months with a lovely ornamental pond to one side. From the terrace, the formal garden can be admired which is laid to two areas of lawn edged by well stocked and mature herbaceous shrub and tree planting. The boundaries are planted with some attractive specimen trees with a statuesque magnolia being of particular note.

Bridport is conveniently placed for Dorchester and Weymouth to the east and Axminster to the west. Walking, water sports and riding opportunities are plentiful in the area. Communication links are good with road links along the A35 and mainline stations at Maiden Newton, Dorchester, Axminster and Crewkerne.
