SITUATION The Pump House is situated in the heart of the Dartmoor National Park in a semi-elevated location on the outskirts of the popular village of Postbridge. Moretonhampstead lies 8 miles to the east and Tavistock 12 miles to the west. Other towns with shops and day-to-day amenities nearby are Princetown (6 miles), Chagford (7 miles) and Widdecombe-in-the-moor (6 miles). There are primary schools in Princetown, Widdecombe and Moretonhampstead. The historic university and cathedral city of Exeter lies about 22 miles to the east and Plymouth lies 22 miles to the south west.
  Postbridge has a shop/post office, an inn, church and village hall as well as the national park visitor information centre. Dartmoor has many thousands of acres of unspoilt moorland countryside offering a wide range of outdoor pursuits including walking, riding, cycling and fishing. Postbridge is also noted for having the finest example of a clapper bridge in the county. Straddling the East Dart River and dating from the early 1780s, it is clearly visible as you drive through the village. Further afield are the hamlets of Bellever and Challacombe, individual properties like the famous Warren House Inn and Powder Mills also consider themselves part of the moorland community of Postbridge. DESCRIPTION The Pump House is a detached freehold family residence situated in an enviable spot in the heart of Dartmoor close to the village of Postbridge with no near neighbours. Dating from the 1930s, of rendered walls beneath a slate tiled roof, the property has been subject to a comprehensive schedule of upgrade by the present owner, and the accommodation is spacious, adaptable and presented in good order throughout with excellent views of Dartmoor from all of the windows. A doorway leads to a utility/laundry room. Also on the ground floor is a fourth bedroom, with dressing room, which leads to the downstairs family bathroom, with a large raised semi-circular bath with overhead shower, pedestal wash basin and wc. The kitchen, utility room and bathroom all have slate floors.
  On the first floor are three bedrooms, two of which are good sized doubles. The master bedroom has a modern en-suite bathroom with corner bath with shower over, wc and wash basin. THE GROUNDS The property is approached via a five bar gate with gravelled drive and circular turning area with pond. Steps lead up to the front garden which is laid to lawn with a path leading to the front door with a sunken patio and seating to the side.
  To the left of the drive is a recent purpose built STABLE BLOCK with 3 LOOSE BOXES and tallet plus a COACH HOUSE. There is also a TACK ROOM/WORKSHOP to the rear of the property. The remainder of the land is laid to level and gently sloping paddock and pasture. This is currently split into 4 PADDOCKS with post and rail fencing. One of these is a 20m x 40m schooling paddock. At the far end of the property is a substantial granite and block BARN (approx.700 sq ft) with electricity supply. The grounds are bordered by mature trees, which provide abundant heating fuel. There are some excellent views across the surrounding moorland.
  Overall the property amounts to about 3.58 Acres and has direct outriding onto open moorland. DIRECTIONAL NOTE From Exeter proceed on the B3212 Moretonhampstead road. Continue through Moretonhampstead staying on the B3212 signposted Princetown. Continue along this road for approximately 8 miles and on seeing the sign for Postbridge, cross the cattle grid taking the next left whereupon The Pump House can be found immediately on the left.
