"Set within lovely gardens, The Fennels is centrally located within the popular village of Harberton close to both the Church and the Church House Inn. The property has much character and provides spacious accommodation on the ground floor including a bright light sitting room, conservatory, study and a kitchen dining area together with three double bedrooms on the first floor.

Approached through a timber framed and fully double glazed porch, there is a door into the study and another to the back garden, together with a handy storage utility space. The reception study is a wonderful room with a fully glazed wall to the sitting room with views through the conservatory and to the garden beyond. There is a WC with tiled walls which has been cleverly fitted in and then a door through to the glorious kitchen dining room.

With dual aspect and good ceiling heights this is a bright room which has an understated luxury with wonderful bespoke Cornish kitchen with Welsh slate worktops, antiqued mirror splashbacks, oak flooring which is throughout the ground floor and handmade wooden units which afford ample storage including a spice cupboard and a handy broom cupboard too. There is a gas Fisher & Paykel integrated 3 ring gas hob and pyrolytic electric oven under and high spec extractor fan unit over, double Belfast sink, Quooker tap, integrated dishwasher, space for a large fridge freezer and for a washing machine. A matching island unit with 3 large drawers offers further worktop space and power points.

At the far end is the dining area with a corner wood burner on a slate hearth which gives the room a very cosy feel, and the bifold doors into the garden give a further feeling of space. A door leads into the sitting room which is triple aspect and has a large wood burner which can also heat the radiators and an alcove with shelves to one side. This is a good sized room with glazed wall to the study reception and a glazed conservatory with French windows out to the garden. The whole room has a real openness and sense of space.

Upstairs are three good sized double aspect double bedrooms with countryside views all around.

Bedroom 1 has French doors to a clematis clad balcony overlooking the garden. It also has a walk in closet and fitted drawers cleverly designed to utilise the space over the stairs. Bedrooms 2 & 3 are also dual aspect and have views to the front and back overlooking the village, the church and the surrounding countryside. The bathroom has an extra large Bette bath with shower over and is fully tiled, and there is an airing cupboard which houses the water cylinder.

Outside
There is a gravelled offroad parking space with electric car charger by the main entrance which is at the side of the house and a wooden gate from the parking area through to the main garden. There is a large outbuilding on the lane divided into storage and log storage.

The gardens are a real feature of this property and have been wonderfully designed to incorporate a beautiful large and thriving organic kitchen garden with raised beds, composting areas, lots of water butts, two sheds and a large timber framed greenhouse. There are lots of fruit trees apple, pear and plum , blackcurrants, strawberries, raspberries & gooseberries as well as vegetables, salads and herbs.

There are two lovely seating areas. The first is directly outside both the conservatory and the dining area and is surrounded by carefully planted flower beds, with olive and other fruit trees including an espaliered apple tree forming a living fence .

From here steps lead down to a lovely summer house which is a glorious haven in the heart of the garden that gets the last of the evening sun and outside a further slightly more shaded seating area with trees surrounding it. At the rear of the property, a further raised garden with tree ferns and poppies and lovely views of the church steeple.

Throughout the entire garden there is a wonderful mixture of fruit trees, shrubs and tree ferns and with the pebbled terraces and use of boulders to delineate the borders gives the whole garden a slightly Mediterranean feel in parts and sub tropical in other areas.

Location

The Fennels is centrally located in the very desirable village of Harberton which is known for its great community with, amongst other things the Church House Inn, a busy and thriving village hall and the popular Cricket Club. The vibrant town of Totnes is approx. 2 miles away and is a medieval market town surrounded by the beautiful rolling countryside of the South Hams. Located at the head of the River Dart this unique town has a worldwide reputation for its lively, diverse community and relaxed atmosphere. There are a plethora of restaurants, bars and pubs as well as privately owned shops. It is located between the South Hams lovely beaches and stunning walks on Dartmoor.

Totnes main Line Train Station has direct connection to London Paddington approx. 2hr 45mins Exeter St Davids approx. 35 mins and Plymouth approx. 30mins . Exeter Airport is 30 miles away approx. 40mins giving direct flights to London, UK and Europe. The A38 Devon Expressway is easily accessible, linking Plymouth and Exeter where it connects with the M5.

Directions
From Totnes follow the A382 towards Kingsbridge and Dartmouth until reaching the turning off to the right for Harberton. Follow the lane until you reach the houses and then turn right indicated for the Church and Church House Inn. On reaching a small square Fennels is on your left.
