"Good sized family home in the heart of Dartington with views over orchard. Sitting room, kitchen/dining room, sitting room/bed 5, utility, 4 bedrooms, bathroom & shower room. Garden and Parking.

SITUATION Dartington is the most famous of nearby villages to Totnes mentioned in the Royal Charter of AD833. The historic Dartington Hall (a 14th Century palace of the Duke of Exeter) is now the central point for the Dartington College of Arts, and has delightful gardens, which include a mediaeval jousting lawn. Dartington also has a newly constructed primary school, the Cider Press Craft Centre, and a 14th Century thatched inn at Cott. The busy medieval town of Totnes is 2 miles away, geographically built as the highest navigable point upon the River Dart, rapidly grew into the gateway to the South Hams, which is renowned for its pretty beaches and countryside. Today Totnes is a bustling and thriving market town, that retains much of its original character, full of interest with a wide range of good local schools, shopping facilities and recreational pursuits including indoor swimming pool and boating opportunities on the River Dart. Totnes allows easy communication with the rest of the country. The A38 Devon expressway is approximately 5 miles away, allowing speedy access to the cities of Exeter and Plymouth and the country beyond. Main line rail links in a little over 3 hours to London Paddington are also located in Totnes. Regional airports at both Plymouth and Exeter mean that the north of the country, the continent and the beyond are within reach.
DESCRIPTION Orchard View is an extremely well located and versatile family home. The accommodation is sensibly laid out and offers a wealth of potential. We understand the property was originally constructed in the 1930's with more recent extensions
providing additional accommodation, sitting room and the kitchen/breakfast room. The property has been thoughtfully and tastefully made over largely by the current owners and is an extremely comfortable place to spend time. ACCOMMODATION The ground floor has been made over to the double reception room with character fireplace, window overlooking the parking to the front of the property and French windows leading to a sunny terrace to the rear. The kitchen/breakfast room is an open plan affair with plenty of space to accommodate a good sized dining table. The kitchen is well presented with modern wall and floor mounted units and has plenty of natural light with views across the orchard. Patio doors lead
to the decking terrace. Also on the ground floor there is a further sitting room or additional bedroom which could be made over to self-contained accommodation with the downstairs cloakroom/ shower room and utility/kitchenette. To the first floor lies four bedrooms and the family bathroom. The master bedroom has contemporary fitted wardrobes and all bedrooms have views of the field to the front of the house or the orchard at the rear.
