SITUATION Worthy Moor House is set in beautiful rolling countryside intersected by small wooded valleys and fields enclosed by old Devon hedge banks.
 
The area is renowned for country sports and pursuits with the Exmoor National Park approximately 7 miles to the north and North Devon with its rugged coast and popular beaches accessible via the A361.
 
The villages of Nomansland and Rackenford are nearby with churches, excellent village pubs and post office/store. The Mason's Arms at Knowstone, about 4 miles, has a renowned restaurant with a Michelin star.
 
Tiverton is an old market town with an historic castle on the banks of the River Exe and there are several supermarkets, a wide range of shops, a modern district hospital, sports centre and golf course. There are schools for all ages locally and in Tiverton including Blundell's public school.
 
South Molton, about 10 miles, is a popular and busy centre with many independent shops, banks, and national retailers including Sainsburys. DESCRIPTION The farmhouse is attractive with red brick, stone, rendered and timber clad elevations under a slate roof. The accommodation is very well presented and extends to over 2500 sqft. ACCOMMODATION The ground floor features a fitted kitchen with 2 oven Aga and three great reception rooms. These include a super dining room with large fireplace, a warm and cosy sitting room with another fireplace and a wonderful 19' drawing room with two pairs of French doors, to the south and the west. On the first floor are four good bedrooms, three with Victorian fireplaces, a well fitted family bathroom and an en suite bathroom to the double aspect master bedroom. OUTSIDE Worthy Moor House is set in beautiful grounds and it is a real wildlife haven.
 
The property is approached over a short driveway to a substantial parking and turning area, adjacent to this is an open fronted barn/car port (6.9m x 5.5m). Opposite to the house is a useful workshop and store/hobbies/games room

At Stonelands Cross, take the left turn signposted Rackenford, Templeton and Loxbeare. After a short distance at the T-junction, turn right signposted Rackenford 2 miles. After around a mile and a half at the grass triangle and war memorial, ignore the left turn to Rackenford and Witheridge and bear to the right passing Rackenford Club on the left. After a further half a mile, turn right signposted Knowstone and Molland at Knowstone Cross. Proceed through the woods, and after left and right hand bends, Worthy Moor House is on the left.
