SITUATION Situated close to the charming village of Rackenford, with its award winning pub and restaurant. The barn is situated in the quiet but highly convenient and easily accessible rural situation. Witheridge is also accessible with primary school, church, post office/stores and public houses. It is also within easy reach of Tiverton, which has a full range of shopping, educational, recreational facilities as well as the usual amenities. The proximity to the A361 takes the farm within easy driving distant to the M5 and Exeter as well as the market town of South Molton approximately 12 miles. DESCRIPTION Planning consent was granted 13 November 2007 and was renewed in September 2010 for another 3 years, for conversion of this cob and stone barn to form holiday home. A 2/3 bedroom spacious holiday home with en suite, large dining and first floor lounge area. The property shall not be occupied as a permanent dwelling and shall not be occupied by any one person for a period exceeding 28 days in any calendar year. The property has ample parking for several cars, and has beautiful views over open countryside and generous garden/orchard measuring 0.79 acres which also includes the shared drive. Full plans are available form Stags Tiverton Office for inspection if required. PLANNING APPLICATION NUMBER 45225 DIRECTIONAL NOTE From the M5 turn off at J27 onto the A361 and continue on this road past Tiverton. After nearly 8 miles at Two Gates Cross turn left signed to Rackenford. In a short distance turn right towards Rackenford at the 'T' junction. On the edge of the village where the road bears sharp right and there is a turning to the left into the village centre, drive straight ahead signed Witheridge and continue on this road for a mile.
