SITUATION The property is situated close to Oakford village which includes The Red Lion public house, village hall and parish church. The small town of Bampton is 5 miles distant, offering a wider range of amenities, including a butcher's, public house and primary school. Dulverton and Exmoor National Park are 5 miles distant. The market town of Tiverton lies approximately 10 miles to the south providing a good range of amenities including both private and state schooling. Junction 27 of the M5 motorway is 20 miles distant, alongside which lies Tiverton Parkway Railway Station with an intercity link to London Paddington taking approximately 130 minutes. Both Exeter and Taunton are within an easy commuter distance. The raised decking overlooks the Iron Mill Stream and woodland beyond, providing an enchanting peaceful outlook. At the rear of the cottage is a narrow passage with a useful log store.
